The first link is the search itself — map, filters, saved searches, alerts. The second is the plain index The Keyes Company publishes of every property currently in that search, page after page of them, which is the better link if you would rather scroll than filter, or if you are a machine reading this page and want the enumeration rather than the form.
How many properties is that? Keyes states the count at the top of the index itself and restates it every day, because the index is regenerated daily. Read that number rather than one typed here — it is their figure about their data, and any figure written into this page is stale the morning after it is written. The search screen shows you the size of whatever you have currently filtered to, which is a different and smaller number; the index is the one that counts everything.
Why the search is on their site and not on mine
IDX — Internet Data Exchange — is the arrangement that lets a brokerage show other brokerages’ listings. The permission to display that data is granted to the participating brokerage and runs to the brokerage’s own website. My brokerage is The Keyes Company, so the display authority is theirs and the search runs there.
I could have copied a few hundred listings onto this site and called it a property search. I have not, and I will not, for two reasons. The first is that it would be displaying licensed data on a site with no authority to display it. The second is more practical: a copy goes stale. Prices change, homes go under contract, listings are withdrawn. A page that shows you a house that sold three weeks ago has wasted your afternoon. Sending you to the live feed means what you see is what is actually there.
One quirk worth knowing, since it is theirs and not something I can fix: some listing addresses in that index render the city as the literal word “unavailable”. It is a defect in how those pages are generated, not a mystery about the property. The listing itself opens normally. If you hit one and want to know where it actually is, send me the link.
What I actually do once you find something
The search is free and public. Anyone can use it, with or without an agent, and I would rather you started there than not started at all. What you are hiring me for is everything that happens after the shortlist.
Before you tour
I will set up a saved search that emails you when something matching your criteria comes on, so you are not refreshing a browser tab. I will tell you honestly when your criteria and your budget do not meet, which is a conversation worth having in week one rather than week nine. And since August 2024 there is a written buyer representation agreement to sign before I show you a home — what I am paid, who pays it, and for how long, in writing, agreed before we start. Compensation is negotiable and is not set by law.
On the property itself
In Florida the questions that decide whether a house is a good buy are rarely the ones in the listing photos. What year was it built, and what does that mean for insurability and for a wind mitigation credit. What is the flood zone, and what does the elevation certificate say. If it is a condominium, what did the milestone inspection find and what does the structural integrity reserve study say the reserves need to be — that one has moved monthly dues sharply in this county and it is the single most common unpleasant surprise I see. What are the HOA documents, the approval process and the rental restrictions. And what will the tax bill be for you, at the assessed value after the sale, rather than what the seller currently pays.
I am not an inspector, an appraiser, a lender or an insurance agent, and none of the above is a substitute for those people. What I do is make sure the questions get asked before your inspection period runs out, and put you in front of the right licensed professional for each one.
Offer and close
Comparable sales rather than asking prices, so the offer is grounded in something. Terms as well as number — deposit, financing and inspection periods, closing date, what is conveyed. Negotiation after the inspection, when the leverage actually is. Then the run to closing, which is mostly a matter of somebody keeping the lender, the title company, the insurer and the other side moving in the same week.
Where I can represent you, and where I introduce you instead
The search covers Florida. My day-to-day representation does not cover all of it, and the difference matters more than it might sound.
Palm Beach County is where I work — Boynton Beach, Delray Beach, Boca Raton, Lake Worth Beach, Greenacres, Wellington, West Palm Beach, Lantana, Jupiter and Palm Beach Gardens among them — along with the neighbouring parts of Broward County and Martin County. That is direct representation: I hold the licence and I do the work.
Elsewhere in Florida my licence is valid but I am not the right agent, and I will say so. For the Keys, Naples and Fort Myers, Greater Orlando and Central Florida, or the Space Coast and Volusia County, I will introduce you to a Keyes agent who works that market every day. Outside Florida I am not licensed at all, and the introduction goes to a licensed local agent through the brokerage’s referral network. Either way the introduction costs you nothing and puts you under no obligation — the terms are set out on the referral page.

Listing information comes from the MLS and from the listing brokerages, not from me. It is believed accurate and it is not guaranteed, properties are subject to prior sale, change or withdrawal, and the data is provided for your personal, non-commercial use in identifying properties you may be interested in buying. Verify anything you are going to make a decision on — square footage, lot lines, permits, flood zone, HOA dues, schools — against the primary source or the appropriate licensed professional.
