Madison Green is a gated golf-course community of more than 1,200 single-family homes in Royal Palm Beach. Here is what published sources say about its layout, amenities and prices, and the due diligence its two-layer HOA structure calls for.
Madison Green is a gated golf-course community in Royal Palm Beach, in central Palm Beach County. Published sources describe it as more than 1,200 single-family homes divided among twelve subdivisions, with an 18-hole course at its center (RealEstateOfFlorida). This guide sticks to the physical, verifiable side of the community: layout, amenities, published prices and the documents to check. It does not describe the people who live there.
Location
Madison Green is on Okeechobee Boulevard in Royal Palm Beach, with shopping and dining along the corridor, and listing sources describe it as a short drive from downtown West Palm Beach and Palm Beach International Airport (RealEstateOfFlorida; CENTURY 21 Edge). Check the drive at the times you would actually make it.
Amenities
According to a community overview, the gated subdivisions share amenities that include a clubhouse, a large heated swimming pool and spa, a children’s pool, a splash pad, a playground, a fitness center, conference rooms, and tennis and basketball courts (RealEstateOfFlorida). The par-72 golf course is open to the public and includes a driving range and putting green; the course runs through preserve areas with pines, palms and oaks, and wading birds such as great blue herons, sandhill cranes and snowy egrets are commonly seen there (RealEstateOfFlorida). Amenity lists change, so confirm what is currently operating and what your HOA fee covers.
Prices
A June 2026 community guide put the general price band for Madison Green at about $420,000 to $700,000, with the Walden at Madison Green sub-village at roughly $440,000 to $658,000 (PalmBeachCountyHomeForSale). Prices vary considerably by subdivision, lot, size and condition; look at recent closed sales in the specific sub-village rather than a community-wide range.
The HOA structure
Madison Green has a master association plus a sub-association for each subdivision (Wilder). That means two sets of dues, two reserve positions and two possible sources of special assessments. Before making an offer, get the budget, reserve information, recent minutes and any pending assessments for both the master association and the specific sub-village that governs the address (Wilder).
Construction and inspection
Homes date from the 1980s through the 2000s, so the right inspection scope depends on the specific house (Wilder). Pull the permit records for the address to confirm the build year and major replacements. For older homes, check the roof age, the electrical panel (including whether it is a Federal Pacific or Zinsco panel, which insurers and inspectors flag), polybutylene supply lines and the age of the air-conditioning system (Wilder). Polybutylene is worth checking in later homes as well (Wilder). All of these affect insurability in Florida, so get an insurance quote during the inspection period.
Before you make an offer
Read both associations’ documents and financials.
Confirm the build year and the age of the roof, panel, plumbing and air-conditioning.
Check the flood zone on FEMA’s Flood Map Service Center.
Confirm school assignment for the specific address with the School District of Palm Beach County’s boundary locator; assignments can change (School District of Palm Beach County).
Compare recent closed sales in the same sub-village.
A community description can tell you where a place is and what was built there. Whether a specific house is right for you is answered by the documents, the inspection and the closed sales. For more on how I work with buyers, see my FAQ.
