One thing that is widely reported and is not what this data shows

The common claim: Florida condo inventory has surged because of the post-Surfside reserve requirements.

What these figures show: In July 2026, condo active inventory fell year over year in every South Florida county in this register. Condo weakness appears in median price, days to contract and months of supply, not in a rise in listings.

A driver that is documented and dated: Fannie Mae and Freddie Mac eliminated the limited review option for many condo loans on 3 Aug. 2026, and many existing Miami condominium buildings lack FHA approval.

Association MLS data, with a caveat. The source is association-grade but something about it needs stating before you read the numbers. It is stated below.

Market activity, Martin County
MeasureFigure Change and period
Median sale price, single-family $656,900 +12.77% year over year August 2026 Up from $582,500. Published with a caveat: the release's own detail paragraph labels this figure "Palm Beach County" inside the Martin release, but its lead paragraph names it as Martin's, and Palm Beach's separate release the same day reports $650,000. The label is the error, not the number. July's release transposed this county's single-family and condo medians, so this field has now needed correction two months running; Florida Realtors' Martin County Monthly Market Detail is the way to close it for good.
Median sale price, condo and townhouse $277,500 +20.65% year over year August 2026 Up from $230,000 — the largest year-over-year price move in this register.
Closed sales, all property types 242 -14.5% year over year August 2026
Closed sales, single-family 181 -11.27% year over year August 2026
Closed sales, condo and townhouse 61 -22.78% year over year August 2026 Against the trend inside that total: condo sales priced $200,000-$300,000 rose 53% year over year, to 23.
Sales at $1 million and above 45 +45.16% year over year July 2026 The August release does not break out $1M+ sales for this county, so this row stays on the July figure and says so.
Total dollar volume of closed sales $178 million -23.03% year over year August 2026 Single-family $156 million, down 23.97%; condo $18 million, down 15.41%.
Median days to contract, single-family 56 days no change figure published August 2026 Level only. The release prints this as "up from" a LARGER figure a year earlier, so its wording contradicts its own numbers; all five county releases do the same. No direction is published until the association corrects it.
Median days to contract, condo and townhouse 84 days no change figure published August 2026 Level only. The release prints this as "up from" a LARGER figure a year earlier, so its wording contradicts its own numbers; all five county releases do the same. No direction is published until the association corrects it.
Active inventory, single-family 644 -21.75% year over year August 2026
Active inventory, condo and townhouse 492 -19.87% year over year August 2026 Seventh consecutive monthly year-over-year decline.
Months' supply, single-family 3.4 months no change figure published August 2026 Characterised by the reporting association as a seller's market.
Months' supply, condo and townhouse 5.5 months no change figure published August 2026 The only condo segment in this register the association calls a seller's market.

What the analysts say

South Florida is seeing strong wage growth driven by net job migration in higher-paying jobs like professional/tech services, health care, and finance, and tech jobs. The widening gap in tax policy is driving an acceleration in migration from high-tax states.

What the reporting association says

Check any number in these quotations against the table above. The people quoted here are officers of MIAMI REALTORS® + RWorld, the association that publishes this county's data, speaking in its own press release. Their words are reproduced exactly as published because what the reporting body said is worth knowing. They are not this page's figures: anything stated inside a quotation — a number, a record, a judgement that somewhere is a good value — is the speaker's claim, not a figure this site sourced, dated and stands behind. Everything this site does stand behind is in the table above, with the period it describes and the report it came from, and in the Works Cited below. Where a quotation touches something this page can check, the note under it says so.

Coastal lifestyle, community character and long-term real estate opportunity – that's what makes Martin County such a special place.

Reproduced as published. "Community character" is the speaker's phrase for the built and coastal character of Stuart and the Martin County shoreline; it is not a statement about who lives there, and this site serves every buyer and seller on equal terms under the Fair Housing Act. "Long-term real estate opportunity" is the speaker's view and is not a representation by this site about investment performance.

Working in Martin County

This is a county I work in directly. If you want these figures applied to a specific street, price band or building rather than the county as a whole, that is a conversation worth having — the county median is the least useful number in any of these tables for an actual decision.
