One thing that is widely reported and is not what this data shows
The common claim: Florida condo inventory has surged because of the post-Surfside reserve requirements.
What these figures show: In July 2026, condo active inventory fell year over year in every South Florida county in this register. Condo weakness appears in median price, days to contract and months of supply, not in a rise in listings.
A driver that is documented and dated: Fannie Mae and Freddie Mac eliminated the limited review option for many condo loans on 3 Aug. 2026, and many existing Miami condominium buildings lack FHA approval.
Orange County housing market, July 2026
The one county here with no county-level MLS reporting — and the only one whose insurer-of-last-resort rates went up.
Estimates only. No county-level Realtor association report was publicly reachable for this county, so what follows is aggregator data. It is a different and weaker measurement than the association figures shown for other counties, and it is labelled as such throughout.
Read this first. The regional association reports Orange AND Seminole counties together. Its widely quoted "Orlando" median is a two-county figure and is not published here as an Orange County number. The Orange-only figures below are an aggregator's home-value index, which is a different measurement from a median sale price.
| Measure | Figure | Change and period |
|---|---|---|
| Home-value index | $403,786 | -1.7% year over year as of 31 July 2026 A home-value INDEX, not a median sale price. Not comparable with the medians reported for other counties in this register. |
| Median days to pending | 30 days | no change figure published as of 31 July 2026 |
| Sales above list price | 14.0% of sales | no change figure published as of 31 July 2026 |

Insurance
| Measure | Figure | Change and period |
|---|---|---|
| Citizens personal lines average premium | $2,356 | +1.8% year over year effective 1 June 2026 Citizens personal lines average premium. Not a countywide market average. |
| Citizens HO-3 multiperil average premium | $2,922 | +4.8% year over year effective 1 June 2026 The only Citizens HO-3 INCREASE among the counties in this register. |
What the numbers actually say
Orange is the exception to the "Florida insurance is finally coming down" story. Citizens rates rose here — personal lines up 1.8% and HO-3 multiperil up 4.8% — while every other county in this register held flat or fell. Anyone repeating the statewide narrative for Orlando is repeating it wrong.
What the analysts say
July's data reflects a typical slight seasonal pullback.

Working in Orange County
I am a licensed Florida sales associate and can work anywhere in the state, but Orange County is not one of the markets I am in week to week. For a transaction here I would either work it directly or place you with an agent who is already in this market through The Keyes Company, depending on which actually serves you better — and I will tell you which I think it is.
