New Construction in Palm Beach County, 2026 (Part 2): Westlake, Avenir, Alton, Layton Pointe and Hendrix Reserve

Part 1 covered new construction in Boynton Beach. Part 2 looks at five communities elsewhere in Palm Beach County, using builder announcements, news coverage and listing material from 2025 and 2026, and ends with the questions to ask on any new build.

In Part 1, I looked at new construction in Boynton Beach, including Valencia Del Mar and Estates of Boynton Waters. Part 2 turns to the rest of Palm Beach County: two large master-planned communities, a mixed-use community in Palm Beach Gardens, a small Toll Brothers enclave in Delray Beach and a DiVosta community west of the Turnpike. Prices and inventory below are as published by the sources cited, on the dates shown. New-construction pricing changes often, so treat every figure as a snapshot, not a quote.

Westlake

Westlake is a master-planned city of roughly 3,800 acres in central Palm Beach County (ZIP code 33470), developed by Minto, with homes now sold by many builders (Momentum Realty). A June 2026 guide reported pricing from the mid-$300,000s to more than $1.1 million, roughly 500 new homes for sale across its communities, and no community development district (CDD) (Momentum Realty). Operating amenities include a Town Center and the Westlake Adventure Park, a recreation complex reported to have cost $22 million (Momentum Realty; Town-Crier).

Minto announced a new neighborhood, The Oaks, with 266 single-family homesites in its first phase, and opened a final phase of 227 townhomes at The Terraces with prices starting in the mid-$300,000s (Minto, “Minto Communities USA Announces”; Minto, “Minto Communities USA Opens”). A planned Westlake Fieldhouse was reported to begin construction in fall 2026, with completion anticipated in fall 2027 (Citybiz, “Minto Communities USA Announces New Westlake Fieldhouse”).

Verify: confirm the CDD and HOA status and fees for the specific neighborhood in writing; “no CDD” in one guide is not a substitute for the disclosure documents.

Avenir

Avenir is a master-planned community in Palm Beach Gardens planned for 4,050 homes at full buildout (Palm Beach Post). A 2026 guide reported homes from the $800,000s to over $3 million, about 2,400 acres of conservation land, a 28,000-square-foot clubhouse and a Town Center scheduled to open in summer 2026 (Wilder Real Estate Group).

GL Homes’ APEX at Avenir lists new construction from $880,000, with two-story plans up to about 5,500 square feet; its Solaris design was listed from $1,719,900 including a pool (GL Homes). Other builders, including Kolter Homes, also build at Avenir.

Verify: Avenir has its own fee structure and special district arrangements; read the HOA and any district disclosures and confirm total annual carrying costs before contract.

Alton

Alton is a mixed-use community in Palm Beach Gardens developed by Kolter, with homes near shopping and dining within the community’s plan. A June 2026 overview reported that remaining new-home offerings were the final collection of single-family homes, with fewer than 15 available and pricing starting around $1.5 million (Tom Murray Group).

Verify: with so few new homes left, compare against resales in the same community, and confirm HOA fees and any club or district charges.

Layton Pointe by Toll Brothers, Delray Beach

Toll Brothers opened Layton Pointe, a gated community of 31 single-family homesites near South Military Trail, about four miles from Atlantic Avenue (Citybiz, “Toll Brothers Opens”). Homes are one and two stories, from roughly 2,643 to more than 4,187 square feet, with three to six bedrooms, up to five and a half baths and three- or four-car garages; pricing was reported starting at $1.35 million, with both build-to-order and quick move-in homes (Citybiz, “Toll Brothers Opens”).

Hendrix Reserve by DiVosta

Hendrix Reserve is on Lake Worth Road about 1.5 miles west of Florida’s Turnpike, with 117 homesites (Palm Beach County Home For Sale). As of January 2026, its Classic Series started at $691,990, with plans from about 1,889 to 2,894 square feet and two to five bedrooms; the Estate Series, on 11 homesites, started at $848,990 (Palm Beach County Home For Sale). Quick move-in homes scheduled for delivery between December 2025 and June 2026 were listed from $751,970 to $884,135, and some carried builder financing incentives (Palm Beach County Home For Sale). Ask the builder’s lender for the full terms, including how any rate incentive affects the price.

Nine homesites are designated workforce housing under Palm Beach County’s Workforce Housing Program, with income limits between 60% and 140% of area median income; county eligibility must be confirmed before purchase (Palm Beach County Home For Sale). Amenities include a pool, clubhouse and fitness center, two lakes, and some homesites backing to a wetland preserve (Palm Beach County Home For Sale).

Questions to ask on any new build

  • What is the total annual cost: HOA, CDD or other special district assessments, and estimated property taxes on the completed home and land?
  • What is included in the base price, and what do the lot premium and design options typically add?
  • Who does the builder’s purchase contract protect? Read it with your own agent or attorney; builder contracts are written by the builder.
  • What are the warranty terms, and will you get an independent inspection before drywall and before closing?
  • What is the flood zone, and what does an insurance quote look like for the specific lot?
  • Which schools are assigned to the address? Confirm with the School District of Palm Beach County’s boundary locator; assignments for new communities can change.

Builders’ sales staff represent the builder. If you would like your own representation on a new-construction purchase, my FAQ explains how that works.
