Referral onlyWhat a Florida owner does not expect
- Licensing in this industry is granted state by state, not federally. A Florida licence carries no authority in California, and a California licence carries none in Florida — which is why an introduction, rather than representation, is the only honest offer on this page.
- California levies a tax on income; Florida does not. It is a change worth modelling against the housing cost before you commit to a price range, and it is a question for your own tax adviser rather than for any real estate agent.
- Title works differently for married couples in California, which is a community property state. It affects how you may hold the property and what happens to cost basis on a first death. That is a conversation for an attorney in California, and it is better had before closing than after.
- Closings in California are generally handled through a title or escrow company rather than by an attorney as a matter of course, which is closer to the Florida pattern than not.
- Florida’s homestead exemption and its Save Our Homes assessment cap do not follow you. California has its own property tax treatment, its own exemptions, and its own rules on how fast an assessment may rise. Confirm the specifics with the local taxing authority.
One licence, one state
If you are selling in City Heights rather than buying, this introduction matters more, not less. A listing agreement is a contract for a fixed term with a named brokerage, and it is considerably harder to unwind than a conversation with a buyer’s agent. So take longer over it than you think you need to. Ask what the agent will actually do in the first fortnight, ask in writing what it costs you to end the arrangement early, and do not sign anything on the first call — including anything I put in front of you, which is nothing at all.

A first purchase, a downsize, an investment, a relocation with a company behind it — these need genuinely different agents, and the difference is not obvious from a profile page.
A shortlist, not a name
Where City Heights supports it I would rather hand you two options than one. A referral that gives you no choice is just a redirect.
Nothing is owed either way
If you take a name and never call it, that is a fine outcome. No fee arises unless a transaction actually closes, so nothing about this obliges you.
Boundaries worth naming
I will not sit between you and your California agent during a negotiation. Two voices on one side of a deal is how positions get muddled and how something ends up conceded twice. Once you are in a transaction they advise and you decide. Questions worth asking on that first call
- What is on the survey or title work here that a Florida buyer would not think to look for?
- If I need to back out, what actually happens to my deposit under a standard California contract?
- How do you prefer to communicate, how quickly do you normally reply, and who covers your clients when you are away? Settle that in the first week and most of the friction in a long-distance transaction disappears.
- Do you work alone or as part of a team? If it is a team, ask who writes the offer, who attends the inspection, and who I will actually be speaking to at nine o’clock on a Tuesday morning.
What I can do directly, without an introduction
There are two possible orders and they carry different risks. Sell first and you know your number but may need somewhere to live; buy first and you have somewhere to live but two sets of carrying costs until the Florida property closes. Which suits you is a conversation for you, your lender and me, and it is far better had before you are emotionally attached to a particular house in City Heights than after.

What is a referral agreement?
A document between two brokerages, signed before you are introduced. It records that the introduction came through The Keyes Company and what fee becomes payable if a transaction closes. You are not a party to it, you do not sign it, and it imposes no obligation on you whatsoever. Ask to be told its terms if you want them — there is nothing in it that needs keeping from you.
Can you represent me in City Heights?
No. My licence is issued by Florida and is valid in Florida only. Representing you in a California transaction would be unlicensed activity there. What I can do is refer you to a licensee in California through The Keyes Company.
What if I am moving to Florida rather than away from it?
Then there is no referral to make — that is my licence and my market. Start on the About page instead.
Is dual agency allowed in California?
That depends on the state, and it is a question for the licensee I introduce you to rather than for me. Some states permit one agent to work with both sides where everybody consents in writing; others restrict or prohibit it outright. Florida’s own vocabulary — transaction broker, single agent — does not map neatly onto other states, so do not assume your Florida experience transfers. Ask what it is called there and what you would be signing.
What does a referral cost me?
Nothing. You are not charged for a referral. If a referred transaction closes, a referral fee may be paid between the two brokerages out of the commission on that transaction. It does not increase what you pay.

Who takes it from here
I am not going to publish a partner directory I have not earned. What follows is how the decision actually gets made.
It runs through The Keyes Company, which is what makes the arrangement lawful and what makes any fee traceable. Within that, the choice of who is a judgement about fit, made once I know what your transaction actually is.
Three things stay true whoever it turns out to be:
- They will hold a current licence in the state where your transaction happens, and they will represent you under that state’s law — not under Florida’s, and not under mine.
- Any referral fee is paid brokerage to brokerage, out of the commission on a closed transaction. It costs you nothing and it does not increase what you pay. Under Section 475.42(1)(d), Florida Statutes, any share reaching me comes from my broker and from nowhere else.
- You are under no obligation to use them. Interview them, interview someone else, or decline entirely. If the fit is wrong, tell me and I will go back and look again.
As referral relationships are formalised, the brokerages involved will be named here, together with their licence number and the regulator that issued it, so you can verify them yourself rather than take my word for it.

- A referral fee may be paid. If a referred transaction closes, the receiving brokerage may pay a referral fee to The Keyes Company, and The Keyes Company may in turn compensate me. Under Section 475.42(1)(d), Florida Statutes, a sales associate may be paid only by his registered broker, so any payment reaches me that way and no other.
