Florida Licensee · Illinois Referral

An introduction to an agent licensed in Illinois

I can still help — by introducing you to someone licensed where you are actually buying.

Referral only

One licence, one state

If you are selling in Rockford rather than buying, this introduction matters more, not less. A listing agreement is a contract for a fixed term with a named brokerage, and it is considerably harder to unwind than a conversation with a buyer’s agent. So take longer over it than you think you need to. Ask what the agent will actually do in the first fortnight, ask in writing what it costs you to end the arrangement early, and do not sign anything on the first call — including anything I put in front of you, which is nothing at all.

Things I am going to refuse

I will not read your Illinois contract and tell you it looks fine. I do not know that state’s standard form, its local addenda, or what its courts have made of the wording, and a Florida licensee’s reassurance about a contract in another state is worth precisely nothing. Put it to the agent, and where the sums are significant, put it to an attorney licensed where the property is.

What actually happens next

Step 1

You give me the shape of it

Price range, constraints you already know about, and whether you are on a deadline. I am not qualifying you — I am briefing whoever I call.

Step 2

I make the call myself

The referral goes out through The Keyes Company. I would rather spend a week finding the right Illinois licensee than send your details into a lead pool the same afternoon.

Step 3

It stays your decision

Interview them. Interview two others if you want. Nothing about a referral obliges you to use anyone, and I have no way to make you.

The mechanics change at the state line

  • Licensing in this industry is granted state by state, not federally. A Florida licence carries no authority in Illinois, and a Illinois licence carries none in Florida — which is why an introduction, rather than representation, is the only honest offer on this page.
  • Leaving Florida means picking up a state income tax in Illinois. Model it against the housing number before you settle on a price range, and take the actual arithmetic to a tax adviser rather than to any real estate agent, including me.
  • Closings in Illinois are generally handled through a title or escrow company rather than by an attorney as a matter of course, which is closer to the Florida pattern than not.
  • Neither the homestead exemption nor the Save Our Homes cap travels with you out of Florida. Illinois sets its own assessment rules, its own exemptions and its own limit on how fast a bill can rise — confirm the specifics with the local taxing authority rather than assuming a Florida analogue exists.

The first conversation, made useful

  • What is the insurance picture on the kind of property I am looking at, and who should I be calling for a real quote?
  • Which documents will you ask me to sign at the very start, what does each one commit me to, and how long does it run? Ask for them by email so you can read them somewhere other than at a kitchen table.
  • Who actually answers the phone — you, or someone on your team? Ask early; the answer changes the whole relationship.
  • What are the property tax mechanics — how is assessment set, when does it reset after a sale, and what exemptions exist?

The half of this I can actually do

If what you are leaving is a condominium or a house inside an association, the Florida side has a queue attached to it. Estoppel letters, association approval, and the building’s inspection and reserve documents where those apply — none of it moves at the speed of a buyer who wants to close in thirty days. Starting that paperwork while you are still deciding about Rockford is the cheapest thing you can do for your own timeline.

Questions people actually ask

Do you get paid if I never buy anything?

No. A referral fee only arises if a referred transaction actually closes. If nothing closes, nothing is paid by anyone.

Do you get paid if I use an agent you did not refer me to?

No. A fee arises only where the introduction came through The Keyes Company and a transaction closes with that agent. If you find someone yourself, or use somebody you already know, nothing is payable to anyone — and that is a perfectly good outcome. I would rather you had the right agent than that I had a fee.

How do you choose who to refer me to?

I look for someone whose recent, actual work resembles your transaction — price band, property type, and whether they handle relocations regularly. I speak to them before I pass on your name.

Will my information be sold or shared with a lead network?

No. A referral goes to a named brokerage through The Keyes Company, not into a lead marketplace. This page itself collects nothing — the links go to forms hosted by The Keyes Company, which processes them under its own privacy policy.

I have a relocation package through work. Does that change anything?

It might, so check before I introduce anybody. Some employer programmes and benefit schemes require you to register with them before you speak to an agent, and will not pay the benefit if you have already committed to someone. That order of operations is theirs rather than mine. Read the terms, make that call first, and then come back — the referral will still be here.

Tell me the city and the timeline

If there is a Florida property in this, mention it first. It changes what I am able to do rather than merely how I do it.

Who I refer to

A referral is only worth anything if the choice is made for your transaction rather than made once and applied to everyone. So there is no default name here.

The path is The Keyes Company to a licensed brokerage in your state. What I add is the filter in between — and a phone number you can still call if the introduction turns out to have been a bad read.

Three things stay true whoever it turns out to be:

  • They will hold a current licence in the state where your transaction happens, and they will represent you under that state’s law — not under Florida’s, and not under mine.
  • Any referral fee is paid brokerage to brokerage, out of the commission on a closed transaction. It costs you nothing and it does not increase what you pay. Under Section 475.42(1)(d), Florida Statutes, any share reaching me comes from my broker and from nowhere else.
  • You are under no obligation to use them. Interview them, interview someone else, or decline entirely. If the fit is wrong, tell me and I will go back and look again.

As referral relationships are formalised, the brokerages involved will be named here, together with their licence number and the regulator that issued it, so you can verify them yourself rather than take my word for it.

Referral disclosure

  • I am licensed in Florida only. I will not act as your real estate agent in any other state, and nothing on this page is an offer to represent you outside Florida. Your agent in your state will be licensed there and will represent you under that state’s law.
  • A referral fee may be paid. If a referred transaction closes, the receiving brokerage may pay a referral fee to The Keyes Company, and The Keyes Company may in turn compensate me. Under Section 475.42(1)(d), Florida Statutes, a sales associate may be paid only by his registered broker, so any payment reaches me that way and no other.
  • It costs you nothing. You are not charged for a referral. A referral fee is paid between brokerages out of the commission on the transaction and does not increase what you pay.
  • Commissions are negotiable. Broker compensation is not set by law and is negotiable between you and the brokerage that represents you, in every state.
  • No guarantee. I can introduce you to a licensed professional and give you my honest read. I cannot promise any outcome, price, timeline, or level of service, and I do not supervise or control the agent or brokerage you choose.
  • Real estate brokerage referrals only. This page covers real estate brokerage referrals only. It is not a referral to any lender, title company, insurer, or other settlement service provider.
  • Equal Housing Opportunity. Referrals are made without regard to race, color, religion, sex, national origin, familial status, disability, or any other class protected by federal, state, or local fair housing law.
