After the introduction I am not in your transaction. I do not supervise the agent, I do not see your contract, and I have no authority to intervene when something goes wrong — that authority belongs to their broker and to the body that licenses agents in Maryland. What I do keep is the telephone. If something reads badly three weeks in, tell me. I would far rather make an awkward call to another brokerage than find out at closing that the introduction was the wrong one.
Boundaries worth naming
I will not tell you where to live. Not which part of Frederick, not which street, not which side of a road. Some of that is because I do not know. The rest is because steering people towards or away from particular areas is exactly what fair housing law exists to prevent, and an agent who does it casually is not doing you a favour. You set the criteria. Your agent shows you what meets them.
From this page to a licensed agent
A short call, no form
Ten minutes, usually. Where you are going, roughly when, buying or selling, and anything that has already gone wrong. You are not being qualified on that call and there is nothing on this page for you to fill in.
A referral in writing
The introduction is papered between the two brokerages before you are put in touch, so the terms are settled in advance rather than negotiated around you afterwards. You are not a party to that document and you sign nothing.
You meet them uncommitted
The first conversation with the Frederick licensee commits you to nothing whatever. Anything you sign later you sign with them, after reading it, and preferably not on the day you first speak to them.
What works differently in Maryland
- Real estate licensing is state by state. An agent licensed in Florida cannot represent you in Maryland, and a Maryland licensee cannot represent you in Florida.
- Leaving Florida means picking up a state income tax in Maryland. Model it against the housing number before you settle on a price range, and take the actual arithmetic to a tax adviser rather than to any real estate agent, including me.
- Closings in Maryland are generally handled through a title or escrow company rather than by an attorney as a matter of course, which is closer to the Florida pattern than not.
- Maryland shares Florida's coastal exposure and, with it, a named-storm deductible regime in its property insurance market. The mechanism will be familiar. Do not assume the premium will be.
- Neither the homestead exemption nor the Save Our Homes cap travels with you out of Florida. Maryland sets its own assessment rules, its own exemptions and its own limit on how fast a bill can rise — confirm the specifics with the local taxing authority rather than assuming a Florida analogue exists.
Questions I would put to them myself
- If I am buying before I have seen the property in person, what will you do on my behalf and what will you refuse to do? A clear answer to the second half of that question is worth more than the first.
- When an inspection turns something up, what is the local practice — a price reduction, a credit at closing, or the seller arranging the work — and who conducts that negotiation on my behalf?
- Which documents will you ask me to sign at the very start, what does each one commit me to, and how long does it run? Ask for them by email so you can read them somewhere other than at a kitchen table.
- How is a shortfall on the appraisal usually handled in Maryland, and what do buyers here commonly write into the contract to deal with it before it happens?
The Florida side of a two-state move
Sometimes the Florida property is not the one you live in. A second home, an inherited house, a unit that has been let for years — each of those sells differently and each carries paperwork that has to be in order before it can go on the market at all. If one of them is attached to your move to Frederick, that part sits squarely inside my licence, and it is worth starting early, because the documents take longer than the marketing does.

I have a relocation package through work. Does that change anything?
It might, so check before I introduce anybody. Some employer programmes and benefit schemes require you to register with them before you speak to an agent, and will not pay the benefit if you have already committed to someone. That order of operations is theirs rather than mine. Read the terms, make that call first, and then come back — the referral will still be here.
Why should I go through you instead of searching myself?
You may not need to. If you already know a good agent in Frederick, use them. The value here is that someone with a professional reason to care makes the call, checks the fit, and stays reachable if it goes sideways.
Is this a referral to a lender or title company too?
No. This is a real estate brokerage referral only. It is not a referral to any lender, title company, insurer, or other settlement service provider, and it should not be read as one.
What does a referral cost me?
Nothing. You are not charged for a referral. If a referred transaction closes, a referral fee may be paid between the two brokerages out of the commission on that transaction. It does not increase what you pay.
How do I time a Florida sale against a purchase in Frederick?
Deliberately, and from the start. The two closings are separate contracts and nobody controls both, so the work is in keeping each side informed of the other’s dates. If I am handling the Florida sale, I will speak to your Maryland agent about the calendar directly. Where the dates cannot be made to meet, the usual instruments are a rent-back or interim financing, and both are cheaper to plan than to arrange in a hurry.

The brokerage on the other end
There is no panel of partner brokerages on this page because there is not yet a panel of partner brokerages. When there is, they will be named here with their licence numbers, and not before.
The referral is submitted through The Keyes Company, and a receiving brokerage licensed in your state is identified for your specific transaction. I look at what that brokerage and that agent actually work on — price band, property type, whether relocations are routine for them — and I speak to them before your name is passed along.
Three things stay true whoever it turns out to be:
- They will hold a current licence in the state where your transaction happens, and they will represent you under that state’s law — not under Florida’s, and not under mine.
- Any referral fee is paid brokerage to brokerage, out of the commission on a closed transaction. It costs you nothing and it does not increase what you pay. Under Section 475.42(1)(d), Florida Statutes, any share reaching me comes from my broker and from nowhere else.
- You are under no obligation to use them. Interview them, interview someone else, or decline entirely. If the fit is wrong, tell me and I will go back and look again.
As referral relationships are formalised, the brokerages involved will be named here, together with their licence number and the regulator that issued it, so you can verify them yourself rather than take my word for it.
