People sometimes ask me what they should offer in Gaithersburg, and I will not answer. Not because the question is difficult, but because answering it is the advisory half of brokerage, and doing that where I hold no licence is the precise thing this page says I do not do. It is also a protection for you. A number from someone who has not stood in the property and does not work the area is worth nothing, however confidently it is delivered.
Structural differences worth knowing before you go
- Licensing in this industry is granted state by state, not federally. A Florida licence carries no authority in Maryland, and a Maryland licence carries none in Florida — which is why an introduction, rather than representation, is the only honest offer on this page.
- Maryland levies a tax on income; Florida does not. It is a change worth modelling against the housing cost before you commit to a price range, and it is a question for your own tax adviser rather than for any real estate agent.
- Closings in Maryland generally run through a title or escrow company rather than requiring an attorney as a matter of course — structurally closer to what you are used to in Florida than not.
- Maryland shares Florida's coastal exposure and, with it, a named-storm deductible regime in its property insurance market. The mechanism will be familiar. Do not assume the premium will be.
- Florida’s homestead exemption and its Save Our Homes assessment cap do not follow you. Maryland has its own property tax treatment, its own exemptions, and its own rules on how fast an assessment may rise. Confirm the specifics with the local taxing authority.
The limits, stated outright
I will not promise you an outcome. Not a price, not a timeline, not a standard of service from somebody else’s employee. What I can give you is what I asked the agent, what they said, and anything in the conversation that gave me pause. Anyone offering more certainty than that about a transaction in a state they are not licensed in is describing a wish rather than a service.

Tell me what you are leaving
If the property in Gaithersburg is yours to sell, lead with that. A listing is a different search from a purchase: I am looking for someone whose recent work is on the seller side, who can describe how a property like yours is normally brought to market there, and who does not have to be chased for an answer.
I look for a listing agent
I speak to them before you do, and I put the awkward questions to them rather than to you — how long their agreements run, who covers when they are away, what actually happens in the first fortnight, and what they are willing to admit they do not handle.
You sign with them, not me
The agreement is between you and their brokerage. I am not a party to it, I do not see its terms unless you show them to me, and I have no ability to alter them. Read it before you sign it, and ask what it costs you to end it early.
The first conversation, made useful
- If I need to back out, what actually happens to my deposit under a standard Maryland contract?
- How do you prefer to communicate, how quickly do you normally reply, and who covers your clients when you are away? Settle that in the first week and most of the friction in a long-distance transaction disappears.
- Do you work alone or as part of a team? If it is a team, ask who writes the offer, who attends the inspection, and who I will actually be speaking to at nine o’clock on a Tuesday morning.
- How are deposits handled in Maryland — who holds the money, what amount is customary, and at what point does it stop being refundable? Get that answer before you write the cheque rather than after.
Selling here, buying there
There are two possible orders and they carry different risks. Sell first and you know your number but may need somewhere to live; buy first and you have somewhere to live but two sets of carrying costs until the Florida property closes. Which suits you is a conversation for you, your lender and me, and it is far better had before you are emotionally attached to a particular house in Gaithersburg than after.

What do you actually tell the agent about me?
The shape of the transaction. The city, roughly when, buying or selling, and anything you have told me matters to you in how you are dealt with. Not your finances, and nothing you have asked me to keep to myself. If you would rather I said less than that, say so — it is your information, and a shorter briefing costs nothing.
How is this different from the sites that match me with an agent?
Put the same two questions to any of them and compare the answers: how many people receive my details, and who pays you. Here the answers are one named brokerage, and the receiving brokerage pays The Keyes Company a share of its own commission if a transaction closes. Neither arrangement is illegitimate. They are simply not the same thing, and you are entitled to know which one you are in.
Can you represent me in Gaithersburg?
No. My licence is issued by Florida and is valid in Florida only. Representing you in a Maryland transaction would be unlicensed activity there. What I can do is refer you to a licensee in Maryland through The Keyes Company.
What does a referral cost me?
Nothing. You are not charged for a referral. If a referred transaction closes, a referral fee may be paid between the two brokerages out of the commission on that transaction. It does not increase what you pay.
Who actually pays you?
Only my broker can. Under Section 475.42(1)(d), Florida Statutes, a sales associate may be compensated only by the registered broker. Any referral fee is paid to The Keyes Company, and The Keyes Company may in turn compensate me. There is no direct payment from you or from the Maryland agent to me.

Who I refer to
Most referral pages open with a wall of logos. Mine does not, because a logo tells you a marketing agreement exists and tells you nothing about whether the person you end up with is any good.
The referral is submitted through The Keyes Company, and a receiving brokerage licensed in your state is identified for your specific transaction. I look at what that brokerage and that agent actually work on — price band, property type, whether relocations are routine for them — and I speak to them before your name is passed along.
Three things stay true whoever it turns out to be:
- They will hold a current licence in the state where your transaction happens, and they will represent you under that state’s law — not under Florida’s, and not under mine.
- Any referral fee is paid brokerage to brokerage, out of the commission on a closed transaction. It costs you nothing and it does not increase what you pay. Under Section 475.42(1)(d), Florida Statutes, any share reaching me comes from my broker and from nowhere else.
- You are under no obligation to use them. Interview them, interview someone else, or decline entirely. If the fit is wrong, tell me and I will go back and look again.
As referral relationships are formalised, the brokerages involved will be named here, together with their licence number and the regulator that issued it, so you can verify them yourself rather than take my word for it.
