Put both dates on one page
A Florida sale and a North Dakota purchase are two separate contracts with two separate calendars. Before anything else we write down what has to happen by when: the date you must be out, the date you can be in, and which of the two will not move under any circumstances.
Introduce early, not late
An introduction is worth considerably more eight weeks out than two. An agent who knows your timeline from the start can tell you what is achievable on it. One who inherits it a fortnight before closing can only tell you what is not.
We revisit when a date moves
One of them always moves. When it does, tell both sides on the same day. Most of the expensive repairs in a two-state move exist because somebody learned about a slipped date a week after everyone else did.
The mechanics change at the state line
- Real estate licensing is state by state. An agent licensed in Florida cannot represent you in North Dakota, and a North Dakota licensee cannot represent you in Florida.
- North Dakota is a non-disclosure state: sale prices are not public record. Researching value works differently there than in Florida, where documentary stamps on the deed make the price effectively public. Your North Dakota agent will explain what that changes.
- Leaving Florida means picking up a state income tax in North Dakota. Model it against the housing number before you settle on a price range, and take the actual arithmetic to a tax adviser rather than to any real estate agent, including me.
- Closings in North Dakota are generally handled through a title or escrow company rather than by an attorney as a matter of course, which is closer to the Florida pattern than not.
- Neither the homestead exemption nor the Save Our Homes cap travels with you out of Florida. North Dakota sets its own assessment rules, its own exemptions and its own limit on how fast a bill can rise — confirm the specifics with the local taxing authority rather than assuming a Florida analogue exists.
What this page is, and what it is not
Real estate licensing is state by state. My licence, 3623732, is issued by the Florida Department of Business and Professional Regulation and authorises me to work under The Keyes Company on Florida property. It does not authorise me to advise on, list, show, or negotiate a home in North Dakota. Plenty of agents blur that line. I would rather say it first and then do the useful thing.
Things I am going to refuse
I will not take a payment from you, and could not lawfully do so if I wanted to. A Florida sales associate may be compensated only through his registered broker, so any fee here is paid by the receiving brokerage to The Keyes Company out of a commission earned only if a transaction closes. There is no invoice at the end of this and no version of it in which you are billed for an introduction.
The Florida side of a two-state move
A tenanted Florida property does not empty because you have decided to move. The lease runs with the property, the tenant holds rights until it ends, and both of those facts sit in the middle of your closing date whether or not they are convenient. That is Florida work and it is mine to do, but it wants a start measured in months rather than weeks, so raise it on the first call rather than the fourth.
What to ask before you sign anything
- How do you prefer to communicate, how quickly do you normally reply, and who covers your clients when you are away? Settle that in the first week and most of the friction in a long-distance transaction disappears.
- Do you work alone or as part of a team? If it is a team, ask who writes the offer, who attends the inspection, and who I will actually be speaking to at nine o’clock on a Tuesday morning.
- How are deposits handled in North Dakota — who holds the money, what amount is customary, and at what point does it stop being refundable? Get that answer before you write the cheque rather than after.
- What goes into an offer here besides the price, and what do sellers in North Dakota expect to see attached to it? Local custom on this varies more than people moving between states tend to assume.

Does a VA loan change how the referral works?
Not on my side of it. Loan eligibility is a matter between you and a lender, not something an agent controls, and nothing on this page is a referral to any lender. What it may change is who you want at the other end: ask the licensee I introduce you to how often they work with buyers using that financing and what local practice is on the paperwork. It is a fair question and the answer is usually revealing.
How do you choose who to refer me to?
I look for someone whose recent, actual work resembles your transaction — price band, property type, and whether they handle relocations regularly. I speak to them before I pass on your name.
Can you guarantee I will be happy with the agent?
No, and be sceptical of anyone who says otherwise. I can introduce you to a licensed professional and give you my honest read. I do not supervise or control the agent or brokerage you choose, and I cannot promise an outcome, a price, or a timeline.
Is dual agency allowed in North Dakota?
That depends on the state, and it is a question for the licensee I introduce you to rather than for me. Some states permit one agent to work with both sides where everybody consents in writing; others restrict or prohibit it outright. Florida’s own vocabulary — transaction broker, single agent — does not map neatly onto other states, so do not assume your Florida experience transfers. Ask what it is called there and what you would be signing.
How is this different from the sites that match me with an agent?
Put the same two questions to any of them and compare the answers: how many people receive my details, and who pays you. Here the answers are one named brokerage, and the receiving brokerage pays The Keyes Company a share of its own commission if a transaction closes. Neither arrangement is illegitimate. They are simply not the same thing, and you are entitled to know which one you are in.

Who takes it from here
What I can describe is the process, which exists whether or not a particular agreement has been signed. Who it lands on is decided per transaction, not per quarter.
The path is The Keyes Company to a licensed brokerage in your state. What I add is the filter in between — and a phone number you can still call if the introduction turns out to have been a bad read.
Three things stay true whoever it turns out to be:
- They will hold a current licence in the state where your transaction happens, and they will represent you under that state’s law — not under Florida’s, and not under mine.
- Any referral fee is paid brokerage to brokerage, out of the commission on a closed transaction. It costs you nothing and it does not increase what you pay. Under Section 475.42(1)(d), Florida Statutes, any share reaching me comes from my broker and from nowhere else.
- You are under no obligation to use them. Interview them, interview someone else, or decline entirely. If the fit is wrong, tell me and I will go back and look again.
As referral relationships are formalised, the brokerages involved will be named here, together with their licence number and the regulator that issued it, so you can verify them yourself rather than take my word for it.
