One licence, one state

You have probably already found three pages promising Tennessee results from people who have never set foot there. This is not one of them. I hold one licence, it is Florida's, and everything below is built on that being true rather than on hoping you do not check.

What this page is not offering

I will not promise you an outcome. Not a price, not a timeline, not a standard of service from somebody else’s employee. What I can give you is what I asked the agent, what they said, and anything in the conversation that gave me pause. Anyone offering more certainty than that about a transaction in a state they are not licensed in is describing a wish rather than a service.

Step 1

Tell me what you are leaving

If the property in Bristol is yours to sell, lead with that. A listing is a different search from a purchase: I am looking for someone whose recent work is on the seller side, who can describe how a property like yours is normally brought to market there, and who does not have to be chased for an answer.

I look for a listing agent

I speak to them before you do, and I put the awkward questions to them rather than to you — how long their agreements run, who covers when they are away, what actually happens in the first fortnight, and what they are willing to admit they do not handle.

Step 3

You sign with them, not me

The agreement is between you and their brokerage. I am not a party to it, I do not see its terms unless you show them to me, and I have no ability to alter them. Read it before you sign it, and ask what it costs you to end it early.

Before you go: the structural differences

  • Licensing in this industry is granted state by state, not federally. A Florida licence carries no authority in Tennessee, and a Tennessee licence carries none in Florida — which is why an introduction, rather than representation, is the only honest offer on this page.
  • Tennessee joins Florida in having no broad-based tax on wage income, so that particular line in the relocation spreadsheet does not move. Most of the other lines will.
  • Closings in Tennessee are generally handled through a title or escrow company rather than by an attorney as a matter of course, which is closer to the Florida pattern than not.
  • Neither the homestead exemption nor the Save Our Homes cap travels with you out of Florida. Tennessee sets its own assessment rules, its own exemptions and its own limit on how fast a bill can rise — confirm the specifics with the local taxing authority rather than assuming a Florida analogue exists.

What to ask the agent I introduce you to

  • If my timeline slips by six weeks, what happens to the agreement I am about to sign with you, and what happens to any money already committed?
  • If the property is listed by your own brokerage, what happens to my representation, what does Tennessee law permit in that situation, and what exactly would you be asking me to sign?
  • When an inspection turns something up, what is the local practice — a price reduction, a credit at closing, or the seller arranging the work — and who conducts that negotiation on my behalf?
  • How are deposits handled in Tennessee — who holds the money, what amount is customary, and at what point does it stop being refundable? Get that answer before you write the cheque rather than after.

Where I stop being a referral and start being your agent

Most moves out of Florida have a Florida transaction attached to them. If you are selling a Florida home and buying in Bristol, that is the strongest version of this: I represent you on the Florida sale as your agent, and I refer you for the Tennessee purchase. One relationship, two licensed professionals, and nobody pretending to be qualified where they are not.

Questions people actually ask

I have a relocation package through work. Does that change anything?

It might, so check before I introduce anybody. Some employer programmes and benefit schemes require you to register with them before you speak to an agent, and will not pay the benefit if you have already committed to someone. That order of operations is theirs rather than mine. Read the terms, make that call first, and then come back — the referral will still be here.

Does a VA loan change how the referral works?

Not on my side of it. Loan eligibility is a matter between you and a lender, not something an agent controls, and nothing on this page is a referral to any lender. What it may change is who you want at the other end: ask the licensee I introduce you to how often they work with buyers using that financing and what local practice is on the paperwork. It is a fair question and the answer is usually revealing.

What do you actually tell the agent about me?

The shape of the transaction. The city, roughly when, buying or selling, and anything you have told me matters to you in how you are dealt with. Not your finances, and nothing you have asked me to keep to myself. If you would rather I said less than that, say so — it is your information, and a shorter briefing costs nothing.

How is this different from the sites that match me with an agent?

Put the same two questions to any of them and compare the answers: how many people receive my details, and who pays you. Here the answers are one named brokerage, and the receiving brokerage pays The Keyes Company a share of its own commission if a transaction closes. Neither arrangement is illegitimate. They are simply not the same thing, and you are entitled to know which one you are in.

Can you represent me in Bristol?

No. My licence is issued by Florida and is valid in Florida only. Representing you in a Tennessee transaction would be unlicensed activity there. What I can do is refer you to a licensee in Tennessee through The Keyes Company.

Where the referral goes

The honest state of things: referral relationships are being formalised, and until one is signed there is no company I can point at without overstating it.

The referral goes out through The Keyes Company to a brokerage licensed where you are buying. Before your name moves, I want to know that the agent on the other end has done something close to your transaction recently and will answer the phone themselves.

Three things stay true whoever it turns out to be:

  • They will hold a current licence in the state where your transaction happens, and they will represent you under that state’s law — not under Florida’s, and not under mine.
  • Any referral fee is paid brokerage to brokerage, out of the commission on a closed transaction. It costs you nothing and it does not increase what you pay. Under Section 475.42(1)(d), Florida Statutes, any share reaching me comes from my broker and from nowhere else.
  • You are under no obligation to use them. Interview them, interview someone else, or decline entirely. If the fit is wrong, tell me and I will go back and look again.

As referral relationships are formalised, the brokerages involved will be named here, together with their licence number and the regulator that issued it, so you can verify them yourself rather than take my word for it.

Referral disclosure

  • I am licensed in Florida only. I will not act as your real estate agent in any other state, and nothing on this page is an offer to represent you outside Florida. Your agent in your state will be licensed there and will represent you under that state’s law.
  • A referral fee may be paid. If a referred transaction closes, the receiving brokerage may pay a referral fee to The Keyes Company, and The Keyes Company may in turn compensate me. Under Section 475.42(1)(d), Florida Statutes, a sales associate may be paid only by his registered broker, so any payment reaches me that way and no other.
  • It costs you nothing. You are not charged for a referral. A referral fee is paid between brokerages out of the commission on the transaction and does not increase what you pay.
  • Commissions are negotiable. Broker compensation is not set by law and is negotiable between you and the brokerage that represents you, in every state.
  • No guarantee. I can introduce you to a licensed professional and give you my honest read. I cannot promise any outcome, price, timeline, or level of service, and I do not supervise or control the agent or brokerage you choose.
