If the property in Middlebury is yours to sell, lead with that. The agreement is between you and their brokerage. I am not a party to it, I do not see its terms unless you show them to me, and I have no ability to alter them. Read it before you sign it, and ask what it costs you to end it early.
Where the line actually falls
If you searched for an agent in Middlebury and landed on the site of a Florida licensee, one of two things is true: either the site is overreaching, or it is offering something other than representation. This one is the second. The offer here is an introduction through The Keyes Company, and the rest of this page explains exactly what that is and is not.
Before you go: the structural differences
- Licensing in this industry is granted state by state, not federally. A Florida licence carries no authority in Vermont, and a Vermont licence carries none in Florida — which is why an introduction, rather than representation, is the only honest offer on this page.
- Vermont levies a tax on income; Florida does not. It is a change worth modelling against the housing cost before you commit to a price range, and it is a question for your own tax adviser rather than for any real estate agent.
- Residential closings in Vermont customarily involve an attorney, rather than being handled by a title company as they typically are in Florida. Budget for it and expect the timeline to be structured differently.
- Florida’s homestead exemption and its Save Our Homes assessment cap do not follow you. Vermont has its own property tax treatment, its own exemptions, and its own rules on how fast an assessment may rise. Confirm the specifics with the local taxing authority.
What to ask before you sign anything
- What disclosures is a seller in Vermont required to make, and what are they entitled to stay silent about?
- What is the local convention on inspection and financing contingency periods, and how tight are people making them right now?
- Who actually answers the phone — you, or someone on your team? Ask early; the answer changes the whole relationship.
- What is the local practice on possession — do I get the keys at closing, or do sellers here commonly stay on for a period afterwards, and how is that documented?
Things I am going to refuse
I will not take a payment from you, and could not lawfully do so if I wanted to. A Florida sales associate may be compensated only through his registered broker, so any fee here is paid by the receiving brokerage to The Keyes Company out of a commission earned only if a transaction closes. There is no invoice at the end of this and no version of it in which you are billed for an introduction.
If Florida is the other half of this move
Most moves out of Florida have a Florida transaction attached to them. If you are selling a Florida home and buying in Middlebury, that is the strongest version of this: I represent you on the Florida sale as your agent, and I refer you for the Vermont purchase. They are simply not the same thing, and you are entitled to know which one you are in.
Can you represent me in Middlebury?
No. My licence is issued by Florida and is valid in Florida only. Representing you in a Vermont transaction would be unlicensed activity there. What I can do is refer you to a licensee in Vermont through The Keyes Company.
What does a referral cost me?
Nothing. You are not charged for a referral. If a referred transaction closes, a referral fee may be paid between the two brokerages out of the commission on that transaction. It does not increase what you pay.
Who actually pays you?
Only my broker can. Under Section 475.42(1)(d), Florida Statutes, a sales associate may be compensated only by the registered broker. Any referral fee is paid to The Keyes Company, and The Keyes Company may in turn compensate me. There is no direct payment from you or from the Vermont agent to me.
Am I obliged to use the agent you introduce?
No. A referral is an introduction. You can interview them, interview others, and decline. If they are not right, tell me and I will look again.

Who you will actually be working with
I do not keep a list of preferred companies to hand you, and I would be sceptical of an agent who did. A name that is always the answer is a name that is paying for the position, not one that was chosen for your situation.
In practice: The Keyes Company places the referral, and I go looking for a licensee whose recent work resembles what you are about to do. A first-time purchase, a downsize and an investment buy need genuinely different people, and that difference is invisible from a profile page.
Three things stay true whoever it turns out to be:
- They will hold a current licence in the state where your transaction happens, and they will represent you under that state’s law — not under Florida’s, and not under mine.
- Any referral fee is paid brokerage to brokerage, out of the commission on a closed transaction. It costs you nothing and it does not increase what you pay. Under Section 475.42(1)(d), Florida Statutes, any share reaching me comes from my broker and from nowhere else.
- You are under no obligation to use them. Interview them, interview someone else, or decline entirely. If the fit is wrong, tell me and I will go back and look again.
As referral relationships are formalised, the brokerages involved will be named here, together with their licence number and the regulator that issued it, so you can verify them yourself rather than take my word for it.
