West of Jog Road, a few minutes north of the Mandel JCC, sit two communities that come up constantly with buyers and are almost never compared properly. Cambria Parc and Northtree are close enough to share a commute and a grocery run, and different enough that most buyers should rule one of them out early.
Here is what each one actually is.
Cambria Parc: newer gated townhomes
Cambria Parc is a gated townhome community built around 2017, west of the JCC. The pitch is low-maintenance living: a community pool, a lakeside gazebo, walking paths and a playground, with the exterior and grounds handled by the association.
Townhomes are commonly three bedrooms and three full baths. Recent sales have run roughly $280,000 to $600,000, with a median in the mid-$500,000s and around $298 per square foot. Association fees are approximately $226 to $250 a month.
Location does a lot of the work here. You sit between Florida's Turnpike and I-95, which makes both the coast and the western communities reachable, and you are close to Atlantic Avenue in Delray, the Boy's Farmers Market and the plazas along Jog.
The honest trade-offs
It is a townhome community, which means shared walls and an association that governs what you can change. Before making an offer, get the HOA's financial statements, the reserve study and the meeting minutes — a newer community can still be underfunded, and the minutes are where a pending special assessment shows up first. It is gated, but it is not a country club and does not carry country club amenities.
Northtree: space, and a lake
Just north of the JCC, Northtree is a deed-restricted community of mostly single-family homes, many with the Spanish tile roofs typical of when it was built. It is arranged around a lake large enough to kayak on, and the amenities include a pool, tennis and basketball courts. There are several sections, including Northtree Townhomes and Hidden Lakes at Northtree.
Single-family homes generally run from about 1,900 to over 2,600 square feet, priced in recent sales from roughly $560,000 to $739,500, with association fees averaging around $202 a month. The townhome sections are considerably more affordable and cover a wide range.
The honest trade-offs
This is 1990s and 2000s construction, and that is the whole story on due diligence. Roof age, HVAC age and plumbing are the three things that decide whether this is a good buy, and in Florida they also decide what you will pay to insure it — or whether you can insure it at all at a sensible price. Get the insurance quote early, not in the last week of your inspection period. It is deed-restricted, so read the HOA rules before you assume you can park the truck, run the rental or build the addition.
The Mandel JCC
At 8500 Jog Road, the Mandel JCC of the Palm Beaches anchors this pocket of Boynton Beach. It is a community centre open to the public: a fitness floor and aquatics facility, a preschool and day camps, and classes and cultural programming through the year. Members tend to mention the same things — that it is rarely crowded, that the class schedule is generous, and that it participates in SilverSneakers.
For a buyer, the practical point is simply proximity. A gym, a pool and a preschool a few minutes from the house is worth something, and it is worth more if you will actually use them. Go and look before you price it into your decision.

How to actually decide
The question is not which community is better. It is which set of trade-offs you would rather live with.
- Choose Cambria Parc if you want newer construction, a short list of maintenance worries, and you are content with shared walls and an association that handles the outside.
- Choose Northtree if you want a yard, more square footage and a lake, and you are willing to own the roof and the air conditioner — both financially and in terms of attention.
- In either case, the HOA documents and the insurance quote tell you more about what you are buying than the listing photos do. Get both early.
