Part 1 of a guide to new construction around Boynton Beach in 2026: two communities actively selling, with published prices, home sizes, amenities and sales status, each dated and sourced, and the due diligence a new build still needs.
For buyers who want a brand-new home in or near Boynton Beach, 2026 has a handful of active options. This is Part 1 of a guide to the new-construction landscape, built from published, dated sources. Prices and availability change quickly with new builds, so treat every figure here as a snapshot and confirm with the builder.
The landscape in 2026
SoFlo Coastal Group describes South Florida as in one of its larger new-construction cycles in years, with master-planned communities to the west and new towers in the cities (SoFlo Coastal Group). For Boynton Beach specifically, FloridaHomeFinder reported in July 2026 that two open-market builders, GL Homes and Lennar, were actively selling, with starting prices of $890,990 at Lennar’s Estates of Boynton Waters and about $1.15 million at GL Homes’ Valencia Del Mar (FloridaHomeFinder). In other words, new construction here is not the entry-level option.
Valencia Del Mar by GL Homes
Valencia Del Mar is an age-restricted community under the Housing for Older Persons Act, located at 9150 Serene Heron Drive, Boynton Beach, FL 33473, on Lyons Road between Atlantic Avenue and Boynton Beach Boulevard (FloridaHomeFinder). The Palm Beach Post describes it as “near Boynton Beach” (Palm Beach Post); the 33473 address is west of the city, so confirm the municipality and taxing district for any lot.
Published details, as of mid-2026:
Size: 518 single-family homes on 188 acres (FloridaHomeFinder).
Prices: base prices from about $1.1 million to about $2.5 million for larger models, with lot premiums from $5,000 to about $175,000 (Momentum Realty).
Homes: 2,271 to 4,374 square feet, two to four bedrooms and two to four baths, in two collections (Signature and Vintage), with 11 models open (FloridaHomeFinder).
Amenities: an 8-acre clubhouse with a racquet club including indoor and outdoor pickleball, bocce courts and a pro shop (Momentum Realty).
Sales status: FloridaHomeFinder reported roughly a quarter of the 518 homes sold by early 2026, and that GL Homes held a lottery for the first 75 lots in March 2025 (FloridaHomeFinder).
Builder: FloridaHomeFinder describes GL Homes as a Sunrise-based private builder and Valencia Del Mar as its 23rd Valencia community statewide and 12th in Palm Beach County (FloridaHomeFinder).
It sits along the stretch of Lyons Road that already includes Valencia Reserve, Grand, Bay, Cove and Sound (Palm Beach Post). Before buying, read the governing documents on age and occupancy rules, HOA fees and what the clubhouse membership costs.
Estates of Boynton Waters by Lennar
Estates of Boynton Waters is a Lennar community of single-family homes with prices starting at $890,990, reported as one of the two open-market new-construction communities selling inside Boynton Beach city limits in 2026 (FloridaHomeFinder). Ask the sales office for the current price sheet, included features, HOA fees and the community development district (CDD) assessment, if any.
What to check on any new build
Your own representation. The builder’s sales staff represent the builder. You can bring your own agent, usually on the first visit; ask the builder about its registration policy.
The contract. Builder contracts are written by the builder. Read deposit terms, completion timelines, change orders and what happens if the schedule slips.
Inspections. Hire an independent inspector for pre-drywall and final walk-through, even on a new home.
Warranty. Know what the builder warranty covers and for how long.
Taxes and assessments. Confirm HOA dues, any CDD assessment and the taxing district; first-year taxes on new construction are often based on land only.
Flood zone and insurance. Check the lot on FEMA’s flood map and get insurance quotes early.
Coming in Part 2
Part 2 looks at new construction across the wider county, including Westlake, Avenir, Alton, Layton Pointe in Delray Beach and Hendrix Reserve. Current county-level market figures are on the market page.
