Privacy Policy
Last updated: September 13, 2026
This privacy policy explains how Jacob Campbell — a Florida real estate sales associate (license 3623732) of The Keyes Company — collects, uses, and protects information in connection with this website. "Jacob Campbell Realtor" is the name of this website only; it is not a separate company. The Keyes Company operates its own websites and maintains its own privacy policy, which governs anything you submit to it. We are committed to ensuring that your privacy is protected. Should we ask you to provide certain information by which you can be identified when using this website, you can be assured that it will only be used in accordance with this privacy statement.
I may change this policy from time to time by updating this page, and I will move the "last updated" date above when I do. You should check this page from time to time to ensure that you are happy with any changes.
International Visitors (GDPR / UK)
This website serves a Florida real estate practice. It is aimed at people buying, selling, and investing in Florida property, it prices nothing in euros or pounds, it runs no advertising, retargeting, or profiling technology, and it is not directed at or marketed to individuals in the European Union or the United Kingdom.
This site is published in eleven languages, and I am not going to pretend that counts for nothing. An earlier version of this policy rested part of its reasoning on the site being offered only in English. That stopped being true, so the sentence is gone rather than quietly left standing. Under the targeting test, the language a site is offered in is one of the factors that can indicate an intention to serve people in another country, and eleven languages is a real factor pointing that way.
Here is the honest position. The translations exist because South Florida is a multilingual place and because people who buy Florida property are often not first-language English speakers — not to solicit residents of the EU or UK. I am licensed in Florida only and cannot represent anyone in a transaction anywhere else, so there is no service here for an EU or UK resident to be offered in the first place. I do not knowingly offer goods or services to, or monitor the behaviour of, individuals located in the EU or UK.
But rather than lean on an argument that translations have weakened, I will simply commit to the outcome: if you are in the EU or the UK, I will honour the rights the GDPR and the UK GDPR give you — access, rectification, erasure, restriction, objection and portability — on request, whether or not those regulations are ultimately found to apply to this site. That costs me nothing to promise and it is worth more to you than a jurisdictional argument.
What I am not going to do is ask you to declare your own residency as a substitute for any of this. A self-declaration is not a legal basis for processing anyone's data, and it would be dishonest to present it as one.
If you are in the EU or UK and believe I hold personal data about you, email [email protected]. I will tell you what I hold, correct it, or delete it on request.
TCPA & Registration Terms
If you submit your number through the Keyes Company contact form, any consent to receive autodialed or pre-recorded telemarketing calls or texts is given on that form, through the separate, clearly marked disclosure shown there, and is governed by The Keyes Company's terms. Consent of that kind is never a condition of buying any property or service.
Where you have given consent, calls and texts may come from 561-220-8583 or other numbers used by The Keyes Company or its participating lenders or affiliates, and may use an automatic telephone dialing system or an artificial or pre-recorded voice. You may receive mortgage-related information. Standard message and data rates may apply, and message frequency varies.
How to stop. Reply STOP to any text, reply HELP for help, click unsubscribe at the foot of any email, or email [email protected] to be removed from calls. These rights exist under the federal Telephone Consumer Protection Act and the Florida Telephone Solicitation Act, Section 501.059, Florida Statutes.
Terms & Conditions
By accessing this website, you are agreeing to the terms of use.
Canadian Visitors (CASL)
This website does not collect contact information from Canadian or any other visitors. If you contact me through the Keyes Company contact form or reach out directly, I treat that as your express request to be contacted about the matter you raised, and I stop on request. Every commercial message I send identifies me, gives a working postal address and email address, and carries an unsubscribe mechanism, as Canada's Anti-Spam Legislation requires.
What We Collect
Information you give The Keyes Company
To contact me you are sent to the Keyes Company contact page. That form is hosted and operated by The Keyes Company, and information you enter there is collected and processed by The Keyes Company under its own privacy policy — not by this website. It is then passed to me so I can respond. Through that form you may provide:
- First name and last name
- Email address
- Phone number
- Services of interest (buying, selling, career, mortgage, insurance, rental)
- Any additional information you choose to include in your message
Information this website processes automatically
Analytics. This site uses Cloudflare Web Analytics, which is designed not to identify individual visitors. It records:
- IP address (anonymized where possible)
- Browser type and version
- Pages visited and time spent on each page
- Referring website (how you found us)
- Device type (desktop, mobile, tablet)
- General geographic location (country/city level only)
This analytics data is used solely to understand how visitors use the site, improve it, and identify technical problems. Cloudflare Web Analytics does not set tracking cookies, and the data is held by Cloudflare under its privacy policy.
Server logs. The web server records ordinary request logs — IP address, date and time, the URL requested, response status, browser user-agent, and referring URL. These are used for security, troubleshooting, and abuse investigation, and are kept for a short period (see How long information is kept below).
Rate limiting and bot filtering. To keep the site available, requests to its public endpoints are counted per IP address over a rolling window, and automated traffic is screened. This means your IP address is held briefly in a counter. It is used only to enforce those limits and is not used to build a profile of you or combined with anything else.
Cloudflare security and performance. Traffic to this site passes through Cloudflare,
which acts as a content delivery network and security layer. Cloudflare may set a strictly necessary
bot-management cookie (__cf_bm, typically expiring in about 30 minutes) and may process
your IP address to distinguish humans from automated traffic. This is not used for advertising.
Public AI-agent endpoints. This site publishes a natural-language query endpoint
(/ask.php), a Model Context Protocol server (/mcp-server.php), and related
machine-readable files so AI assistants and search agents can answer questions about my services without
crawling every page. They accept a text query and return information already published on this site.
The site does not store what you ask them. Neither endpoint writes your query to a database, a log of its own, or a file. They are read-only: they search content that is already public and return an answer. The only record of the request is the ordinary web-server request log described above, which records the URL requested rather than the content of a query sent in the request body, and which is kept for the short period described below. Both endpoints are covered by the same rate limiting and bot filtering as the rest of the site.
Do not send personal, financial, or confidential information to those endpoints. They are public interfaces, not secure channels, and they are not a way to reach me — use the contact page or phone instead. If you reach this site through a third-party AI assistant, that assistant is handling your conversation under its privacy policy, not mine, and I have no access to it.
What We Do With the Information
The information you provide through the contact form is used to:
- Respond to your inquiries and provide the information you requested
- Connect you with the appropriate agent or service
- Assist with your real estate needs (buying, selling, investing, etc.)
- Improve our services and customer experience
How Long Information Is Kept
I keep information only as long as there is a reason to, and no longer:
- Server request logs — typically 30 days, then overwritten or deleted.
- Rate-limiting counters — minutes. They expire with the rolling window that created them (currently 10 minutes) and are not archived.
- Cloudflare analytics — retained by Cloudflare under its own schedule. The data is aggregated and does not identify you.
- Cloudflare bot-management cookie — roughly 30 minutes, in your browser.
- Enquiries you send me — kept while I am helping you, and afterwards for as long as Florida real estate record-keeping obligations require. Under Rule 61J2-14.012, F.A.C., brokerage transaction records are retained for at least five years, and longer where litigation is pending or threatened.
Where a retention period has passed and no legal obligation requires me to keep something, it is deleted. You may ask me to delete an enquiry sooner and I will, unless a record-keeping rule prevents it — in which case I will tell you which one.
If Something Goes Wrong
If personal information is exposed in a security breach, Florida's Information Protection Act, Section 501.171, Florida Statutes, requires notice to affected individuals, generally within 30 days. I will follow it. If the breach involves data held by The Keyes Company or another service provider, that organisation carries the notification duty; I will support it and tell you what I know.
Security
We are committed to ensuring that your information is secure. In order to prevent unauthorized access or disclosure we have put in place suitable physical, electronic and managerial procedures to safeguard and secure the information we collect online.
Cookies and Analytics
Cloudflare Analytics
We use Cloudflare Analytics to understand how visitors interact with our website. Cloudflare Analytics is privacy-first and does not use cookies or collect personal identifiers. Instead, it uses anonymized data to provide insights into website traffic and user behavior without compromising visitor privacy.
For more information about Cloudflare's privacy practices, please visit Cloudflare's Privacy Policy.
Cookies
This site sets no advertising, retargeting, or cross-site tracking cookies, and it does not run a cookie consent banner because it does not use the kind of cookies that require one. The only cookie you are likely to receive is:
__cf_bm(strictly necessary) — set by Cloudflare to tell human visitors from bots. Typically expires within about 30 minutes. Not used for advertising or cross-site tracking.
Cloudflare Web Analytics does not rely on cookies. Most browsers accept cookies automatically, and you can set yours to refuse them; refusing the Cloudflare cookie may affect the site's ability to serve you reliably. If cookie use here changes, this section will be updated before the change takes effect.

When we disclose personal information for a business purpose, we enter a contract that describes the purpose and requires the recipient to both keep that personal information confidential and not use it for any purpose except performing the contract.
In the preceding twelve months, we have disclosed the following categories of personal information for a business purpose:
- Identifiers (name, email, phone)
- California Customer records personal information

Companies Named on This Site
This site names insurance agencies, trades and other service companies I can introduce clients to, and publishes pages about them. Those pages collect nothing. They are informational: they state who the company is, where it is based and what licence it holds, and they give you its own phone number and website.
If you contact one of those companies, you are dealing with that company directly, under its own privacy policy and its own terms. I do not receive, see or hold whatever you give them — not your quote, not your application, not your documents — and I am not notified that you contacted them. Equally, I do not pass your information to any of them; there is no lead hand-off, no shared form and no tracking pixel connecting this site to theirs. If you want an introduction, you have to ask me for one.
Whether a given company is independently owned or affiliated with The Keyes Company by ownership is stated on its page and in the Terms of Service. That distinction affects the disclosures you are entitled to, not what this site does with your data, which in both cases is nothing.
Client Reviews
Reviews displayed on this site were written by clients on a named third-party platform, which is identified wherever they appear so you can read them at the source. This site does not collect reviews, does not host a review form, and does not ask you for one while you are here. It republishes what is already public on that platform, with the reviewer shown as they chose to identify themselves there.
If you are a client and you would like a review of yours removed from this site, contact me and I will take it down. That removes it from this site only — the copy on the original platform is yours to manage there.
