You have probably already found three pages promising Nevada results from people who have never set foot there. This is not one of them. I hold one licence, it is Florida's, and everything below is built on that being true rather than on hoping you do not check.
Before you go: the structural differences
- Licensing in this industry is granted state by state, not federally. A Florida licence carries no authority in Nevada, and a Nevada licence carries none in Florida — which is why an introduction, rather than representation, is the only honest offer on this page.
- Nevada joins Florida in having no broad-based tax on wage income, so that particular line in the relocation spreadsheet does not move. Most of the other lines will.
- Nevada is a community property state. How a married couple may take title, and what happens to cost basis on the first death, follow different rules than in Florida. Raise it with your attorney before closing, not after.
- Closings in Nevada generally run through a title or escrow company rather than requiring an attorney as a matter of course — structurally closer to what you are used to in Florida than not.
- Neither the homestead exemption nor the Save Our Homes cap travels with you out of Florida. Nevada sets its own assessment rules, its own exemptions and its own limit on how fast a bill can rise — confirm the specifics with the local taxing authority rather than assuming a Florida analogue exists.

A fair question, and the answer is on this page. If a referred transaction closes, the receiving brokerage may pay a fee to The Keyes Company, which may in turn compensate me. If nothing closes, nothing is paid. You pay nothing in either case, and there is no invoice at the end of this.

You are told why this person rather than another one: what their recent work looks like, how they answered the questions I put to them, and anything about the conversation that gave me pause. You can weigh that yourself.
Say no at any point
Before the introduction, after it, or three conversations in. There is no agreement between us, nothing to cancel, and no version of this in which declining costs you anything at all.
Where I stop, on purpose
I will not tell you that you need to move quickly. I have no basis for saying it about a market I do not work, timing is not something a licensee should be selling anybody, and urgency manufactured by the person who benefits from your decision is the oldest device in this industry. If your timeline is tight, that will be because of your circumstances, not because of my advice.
Selling here, buying there
Sometimes the Florida property is not the one you live in. A second home, an inherited house, a unit that has been let for years — each of those sells differently and each carries paperwork that has to be in order before it can go on the market at all. If one of them is attached to your move to Boulder City, that part sits squarely inside my licence, and it is worth starting early, because the documents take longer than the marketing does.
Questions I would put to them myself
- What is the local practice on possession — do I get the keys at closing, or do sellers here commonly stay on for a period afterwards, and how is that documented?
- What disclosures is a seller in Nevada required to make, and what are they entitled to stay silent about?
- How are deposits handled in Nevada — who holds the money, what amount is customary, and at what point does it stop being refundable? Get that answer before you write the cheque rather than after.
- If my timeline slips by six weeks, what happens to the agreement I am about to sign with you, and what happens to any money already committed?

How do I time a Florida sale against a purchase in Boulder City?
Deliberately, and from the start. The two closings are separate contracts and nobody controls both, so the work is in keeping each side informed of the other’s dates. If I am handling the Florida sale, I will speak to your Nevada agent about the calendar directly. Where the dates cannot be made to meet, the usual instruments are a rent-back or interim financing, and both are cheaper to plan than to arrange in a hurry.

Not the way someone working it every day does, and I am not going to claim otherwise. That is the entire reason this page offers a referral rather than advice.
What if the agent you introduce me to turns out to be no good?
Tell me, and tell me early. I will go back and look again, and I will say so to the brokerage that put them forward. What I cannot do is repair the transaction from Florida: I do not supervise them and I am not a party to your agreement with them. Your remedies are the ones written into that agreement, their own broker, and the body that licenses agents in Nevada.
What does a referral cost me?
Nothing. You are not charged for a referral. If a referred transaction closes, a referral fee may be paid between the two brokerages out of the commission on that transaction. It does not increase what you pay.
Do you get paid if I never buy anything?
No. A referral fee only arises if a referred transaction actually closes. If nothing closes, nothing is paid by anyone.
One conversation is enough to begin
A referral costs you nothing and commits you to nothing. The worst outcome is that you meet an agent you decide not to hire.

Where the referral goes
What I can describe is the process, which exists whether or not a particular agreement has been signed. Who it lands on is decided per transaction, not per quarter.
Practically, The Keyes Company routes the referral and I do the vetting. That means a conversation with the receiving agent first — what they close, how they communicate, whether they will still be reachable in week six.
Three things stay true whoever it turns out to be:
- They will hold a current licence in the state where your transaction happens, and they will represent you under that state’s law — not under Florida’s, and not under mine.
- Any referral fee is paid brokerage to brokerage, out of the commission on a closed transaction. It costs you nothing and it does not increase what you pay. Under Section 475.42(1)(d), Florida Statutes, any share reaching me comes from my broker and from nowhere else.
- You are under no obligation to use them. Interview them, interview someone else, or decline entirely. If the fit is wrong, tell me and I will go back and look again.
As referral relationships are formalised, the brokerages involved will be named here, together with their licence number and the regulator that issued it, so you can verify them yourself rather than take my word for it.
