- Licensing in this industry is granted state by state, not federally. A Florida licence carries no authority in South Dakota, and a South Dakota licence carries none in Florida — which is why an introduction, rather than representation, is the only honest offer on this page.
- South Dakota joins Florida in having no broad-based tax on wage income, so that particular line in the relocation spreadsheet does not move. Most of the other lines will.
- Closings in South Dakota generally run through a title or escrow company rather than requiring an attorney as a matter of course — structurally closer to what you are used to in Florida than not.
- Neither the homestead exemption nor the Save Our Homes cap travels with you out of Florida. South Dakota sets its own assessment rules, its own exemptions and its own limit on how fast a bill can rise — confirm the specifics with the local taxing authority rather than assuming a Florida analogue exists.
The part most sites leave out
This page exists because you searched for something and a search engine had to answer you. That makes it an advertisement, and Florida requires me to say whose: I am a sales associate registered with The Keyes Company, licence 3623732. What is being advertised is not representation in South Dakota, because I cannot lawfully offer that. It is an introduction. Its value is that the person making it has a professional reason to get it right and a broker who is answerable if he does not.
The process, in three steps
Ask me what I get out of it
A fair question, and the answer is on this page. If a referred transaction closes, the receiving brokerage may pay a fee to The Keyes Company, which may in turn compensate me. If nothing closes, nothing is paid. You pay nothing in either case, and there is no invoice at the end of this.
I call, you hear the reasoning
You are told why this person rather than another one: what their recent work looks like, how they answered the questions I put to them, and anything about the conversation that gave me pause. You can weigh that yourself.
Say no at any point
Before the introduction, after it, or three conversations in. There is no agreement between us, nothing to cancel, and no version of this in which declining costs you anything at all.
What this page is not offering
I will not treat the introduction as the end of my involvement when that suits me and the beginning of it when that suits me better. What I owe you afterwards is honesty and a returned telephone call. What I cannot offer is supervision of another brokerage’s agent, because I have no authority over them at all. I would rather draw that line now than have you rely on something I am unable to deliver.
The first conversation, made useful
- How do you prefer to communicate, how quickly do you normally reply, and who covers your clients when you are away? Settle that in the first week and most of the friction in a long-distance transaction disappears.
- How do closing costs divide by local custom, which of those items are genuinely negotiable, and which are simply the way it is done here?
- What is the local convention on inspection and financing contingency periods, and how tight are people making them right now?
- If I need to back out, what actually happens to my deposit under a standard South Dakota contract?
The Florida side of a two-state move
There are two possible orders and they carry different risks. Sell first and you know your number but may need somewhere to live; buy first and you have somewhere to live but two sets of carrying costs until the Florida property closes. Which suits you is a conversation for you, your lender and me, and it is far better had before you are emotionally attached to a particular house in Yankton than after.

Yes, and that is the part where I am your agent rather than an introduction. Florida listings are squarely within my licence under The Keyes Company. If your move has a Florida sale attached, say so early so the two timelines can be planned together.
Is this a referral to a lender or title company too?
No. This is a real estate brokerage referral only. It is not a referral to any lender, title company, insurer, or other settlement service provider, and it should not be read as one.
What if I am moving to Florida rather than away from it?
Then there is no referral to make — that is my licence and my market. Start on the About page instead.
Are commissions set by law?
No. Broker compensation is not set by law and is fully negotiable between you and the brokerage that represents you, in South Dakota as in Florida.
Can you guarantee I will be happy with the agent?
No, and be sceptical of anyone who says otherwise. I can introduce you to a licensed professional and give you my honest read. I do not supervise or control the agent or brokerage you choose, and I cannot promise an outcome, a price, or a timeline.

Where the referral goes
You will notice nobody is named below. That is deliberate and it is temporary: I would rather show you an empty list than a borrowed one.
The referral goes out through The Keyes Company to a brokerage licensed where you are buying. Before your name moves, I want to know that the agent on the other end has done something close to your transaction recently and will answer the phone themselves.
Three things stay true whoever it turns out to be:
- They will hold a current licence in the state where your transaction happens, and they will represent you under that state’s law — not under Florida’s, and not under mine.
- Any referral fee is paid brokerage to brokerage, out of the commission on a closed transaction. It costs you nothing and it does not increase what you pay. Under Section 475.42(1)(d), Florida Statutes, any share reaching me comes from my broker and from nowhere else.
- You are under no obligation to use them. Interview them, interview someone else, or decline entirely. If the fit is wrong, tell me and I will go back and look again.
As referral relationships are formalised, the brokerages involved will be named here, together with their licence number and the regulator that issued it, so you can verify them yourself rather than take my word for it.
