West of I-95 in Boynton Beach there are several communities that operate as age-restricted housing under the federal Housing for Older Persons Act (HOPA). This guide compares three of them — Valencia Isles, Leisureville and Palm Beach Leisureville — on location, housing stock, amenities and published price data. It sticks to the physical, verifiable side of each community and does not describe the people who live there.
A note on age restrictions: whether a particular community qualifies under HOPA, and exactly how its occupancy and age-verification rules work, is set by its governing documents. Read those documents and ask the association before you make an offer.
Valencia Isles
Valencia Isles is a guard-gated GL Homes community with its main gate on Jog Road and a second entrance on Woolbright Road. Published guides describe 793 single-family homes, a renovated clubhouse, a fitness centre, three pools, tennis and pickleball courts, an on-site café, and a sports park with bocce, shuffleboard and card rooms (PalmBeachCountyHomeForSale, “Valencia Isles”). A June 2026 guide put prices at roughly $440,000 to $740,000 (PalmBeachCountyHomeForSale, “Valencia Isles”). Sources differ on the build era — late 1990s versus early 2000s — so confirm the year built for the specific home with the Property Appraiser.
What to verify: the community’s age and occupancy rules as they apply to the specific home; the roof’s age and remaining life; plumbing type and drain-line condition (ask the inspector specifically, given the build era); HOA dues, reserves and any assessments (Rachel Delray Real Estate).
Leisureville
Leisureville, in ZIP code 33426, is an older age-restricted community with a golf course, swimming pools and clubhouse facilities. Realtor.com’s 2026 neighbourhood data put the median sale price around $312,500, with a range of roughly $239,000 to $400,000 (Realtor.com). It does not have the guard-gated, resort-style amenity package of Valencia Isles, and its price point reflects that.
What to verify: HOA dues and what they cover, the community’s age and occupancy rules, and the condition of the individual home — older housing stock means the inspection matters more.
Palm Beach Leisureville
Palm Beach Leisureville is a large, established community built by the Campanelli brothers, with more than 1,800 single-family homes and about 500 condominium units laid out among canals, lakes and an 18-hole par-3 golf course, according to a 2026 brokerage guide (Momentum Realty). The same guide describes three recreation facilities with heated pools, spas, clubhouses, billiards, card rooms, a library and shuffleboard, and reports par-3 golf included in association dues (Momentum Realty). It reported a median sale price of about $287,000 ($198 per square foot), around 75 days on market and 5.7 months of supply at the time of publication (Momentum Realty).
What to verify: the decision here is specific to dwelling type and position. Compare a home or condo only with recent sales of the same type, confirm dues and the age and occupancy rules, and read condition carefully. For waterfront positions, check the flood zone on the FEMA Flood Map Service Center (FEMA).
Other communities
Other communities in the Boynton Beach area, including Valencia Reserve, Valencia Sound, Ponte Vecchio and Venetian Isles, are also marketed as age-restricted. Confirm each one’s status, rules and approval process in its governing documents.

A final thought
The right choice comes down to budget, the type of home, the amenities you will actually use and the costs of owning there. Whichever you consider, confirm the HOA dues, the age and occupancy rules, the inspection items and the flood zone before you commit. For more on the city, see the Boynton Beach page.
