Valencia Shores is a GL Homes community of about 1,143 single-family homes in suburban Lake Worth, marketed as housing for older persons with two clubhouses. Here is what published sources say about the homes, the amenities and the association fees, and what to confirm in the documents before an offer.
Valencia Shores is a single-family community built by GL Homes in the 2000s in suburban Lake Worth, in western Palm Beach County. One community directory lists 1,143 single-family homes (55places). It is marketed as a 55-and-over community, and that status is the first thing to understand about it.
Housing for older persons: what to confirm
Federal fair housing law allows communities that meet the requirements for “housing for older persons” to restrict occupancy by age. Whether a particular community qualifies, and exactly what its occupancy rules say, is set by its recorded documents and the association’s compliance with those requirements, not by marketing. Before any offer, ask the association for the age-verification procedure, the occupancy and lease rules, and the approval process for buyers, and read them in the declaration rather than in a listing (Wilder).
The clubhouses and amenities
Valencia Shores has two clubhouses, The Athletic Club and The Social Club; one listing describes it as the only Valencia community in Palm Beach County with two (Coldwell Banker). Listing descriptions name amenities including pools, fitness centers, tennis and pickleball courts, bocce and shuffleboard courts, card and game rooms, a library and a café (Politohomes; Raveis). Amenity lists are written by sellers’ agents. Confirm current hours, rules and any planned renovations or assessments with the association.
Reported prices and association fees
A community guide published in June 2026 described homes in a range of roughly $380,000 to $620,000 (Wilder).
Reported monthly HOA fees range from about $360 to $765, with listing descriptions stating that fees include lawn care, exterior painting, roof cleaning, cable television and internet (55places; Coldwell Banker; Politohomes).
These are published ranges at the dates shown, not a valuation of any home. A Valencia Shores home can sit outside either range depending on the model, lot, condition and updates. The figures that matter for a specific purchase are in the association’s current budget and the closed sales nearest in time to your offer.
What to verify before an offer
Association finances. Request the current budget, reserve study, financial statements and board minutes, and confirm whether there is a separate master association and what it charges (Wilder).
Build year and inspection scope. Pull the permit history for the specific address to confirm when it was built and what has been replaced, then scope the inspection to the roof, plumbing, drain lines and HVAC accordingly (Wilder).
Insurance and flood zone. Get an insurance quote during the inspection period and check the parcel on FEMA’s Flood Map Service Center.
Approval timeline. Ask how long buyer approval takes, and build that into your contract dates.
A final thought
Valencia Shores is defined by two things a buyer can read in documents: its age-restricted status and its association. Read both before you fall for the clubhouse.
