Florida’s Housing Market in 2026: A Turn Toward Balance

After three years of falling sales, Florida’s closed sales rose year over year for 11 consecutive months through July 2026. Here is what Florida Realtors’ published data showed, and the local indicators worth watching instead of statewide headlines.

After three years of declining sales, Florida’s housing market recorded 11 consecutive months of year-over-year increases in closed sales through July 2026. As Florida Realtors chief economist Brad O’Connor put it in the association’s July report, “July marked 11 consecutive months of year-over-year increases in closed sales for both property categories,” adding that “the gains have been somewhat more pronounced on the condo side” (Florida Realtors).

Sales and prices

For June 2026, Mortgage Professional America, reporting Florida Realtors data, put statewide closed sales of existing single-family homes at 26,036, up 9.3 percent from a year earlier, and condo-townhouse sales at 8,900, up 14 percent. The statewide single-family median price rose 4.9 percent to $432,000 (Once). Florida Realtors’ Jennifer Warner said, “So far in 2026, closed sales continue to exceed what we saw during the same time in 2025” (Once).

Inventory

Florida Realtors reported single-family supply at 4.5 months and condo-townhouse supply at 7.8 months in July 2026 (Florida Realtors). Those are very different positions: single-family supply was tighter, while condos and townhouses had considerably more inventory relative to sales. O’Connor summarized the trend this way: “Sales continue to grow, inventory is moving lower, and prices are either holding steady …” (Florida Realtors).

Rates

Mortgage rates around 6.5 percent had not stopped buyers from returning, according to Mortgage Professional America’s July coverage. Kelly McBride, a loan officer at Nexa Lending, told the publication, “This year, buyers are showing more confidence” (Once).

What this means, in my view

This section is my opinion, not Florida Realtors’ and not a forecast.

For sellers, this is not the market of 2022; pricing against the most recent nearby sales matters. For buyers, conditions differ sharply by property type and location, and statewide figures can hide that. Rather than reacting to a statewide headline, watch the local indicators for the area and property type you care about: days on market, price reductions, months of supply and pending sales. My market page has more local context.
