Florida county housing market data

Twelve Florida counties, every figure carrying the month it describes and the source it came from. Where a county has no association-grade reporting, or where two sources disagree, this says so rather than publishing a number that looks confident and is not.

One thing that is widely reported and is not what this data shows

The common claim: Florida condo inventory has surged because of the post-Surfside reserve requirements.

What these figures show: In July 2026, condo active inventory fell year over year in every South Florida county in this register. Condo weakness appears in median price, days to contract and months of supply, not in a rise in listings.

A driver that is documented and dated: Fannie Mae and Freddie Mac eliminated the limited review option for many condo loans on 3 Aug. 2026, and many existing Miami condominium buildings lack FHA approval.

Counties

Each page reports that county on its own terms and lists what it could not source. The label on each card is how strong the underlying data is, not how good the market is.

  • Palm Beach County

Single-family tightening, condos balanced, and the strongest luxury growth on the Treasure Coast corridor.

    Association MLS data
  • Broward County

The cleanest single-family / condo split in South Florida: a 4.3-month seller's market in houses against a 10-month buyer's market in condos.

    Association MLS data
  • Miami-Dade County

The most stressed condo market in the register — 12 months of supply — against single-family stock that is still tightening.

    Association MLS data
  • Martin County

Sales up sharply and inventory down a fifth — with a published median that does not survive scrutiny, and is left out for that reason.

    MLS data, with a caveat
  • St. Lucie County

The cheapest insurance in the region and the only single-family segment here that is measurably slowing.

    Association MLS data
  • Indian River County

Sales up 15% on a flat median — reported here from aggregator data only, because no county MLS report was publicly reachable.

    Estimates only
  • Hillsborough County

A flat single-family median and condo closings down a sixth — the clearest reading in the register because the reporting is complete.

    Association MLS data
  • Pinellas County

Both segments up close to 8% on price, with condo sales up 28% — and the weakest list-price retention of any segment in this register.

    Association MLS data
  • Duval County

Prices easing and time on market lengthening — the association calls it a healthier balance, and reports it month over month.

    MLS data, with a caveat
  • Lee County

Condos taking almost twice as long to sell as houses, on the freshest data in this register.

    MLS data, with a caveat
  • Collier County

Single-family up 12.9% while condos fall — the widest divergence between the two segments anywhere in this register.

    MLS data, with a caveat
  • Orange County

The one county here with no county-level MLS reporting — and the only one whose insurer-of-last-resort rates went up.
