Out-of-State Introduction
Coeur Dalene is outside my licence — here is the useful part
The offer on this page is an introduction through The Keyes Company, and nothing beyond it.
Referral onlyThings that surprise people moving out of Florida
- Real estate licensing is state by state. An agent licensed in Florida cannot represent you in Idaho, and a Idaho licensee cannot represent you in Florida.
- Idaho is a non-disclosure state: sale prices are not public record. Researching value works differently there than in Florida, where documentary stamps on the deed make the price effectively public. Your Idaho agent will explain what that changes.
- Leaving Florida means picking up a state income tax in Idaho. Model it against the housing number before you settle on a price range, and take the actual arithmetic to a tax adviser rather than to any real estate agent, including me.
- Title works differently for married couples in Idaho, which is a community property state. It affects how you may hold the property and what happens to cost basis on a first death. That is a conversation for an attorney in Idaho, and it is better had before closing than after.
- Closings in Idaho are generally handled through a title or escrow company rather than by an attorney as a matter of course, which is closer to the Florida pattern than not.
- Neither the homestead exemption nor the Save Our Homes cap travels with you out of Florida. Idaho sets its own assessment rules, its own exemptions and its own limit on how fast a bill can rise — confirm the specifics with the local taxing authority rather than assuming a Florida analogue exists.
Why you are reading this
The useful question is not whether I can work in Idaho — I cannot — but whether I can shorten the distance between you and someone who can. That is a real service, it is one a brokerage is built to perform, and it is the only thing this page offers.
The mechanics, without the gloss
Tell me where and when
City, timeline, whether you are buying or selling, and what matters to you in an agent. Five minutes on the phone is usually enough.
I find the match
My brokerage submits the referral through its network, and I look for someone whose actual experience fits your situation — not whoever answers first.
You decide
You meet them, you interview them, and you are free to say no. A referral is an introduction, not an obligation.
Where I stop, on purpose
I will not tell you where to live. Not which part of Coeur Dalene, not which street, not which side of a road. Some of that is because I do not know. The rest is because steering people towards or away from particular areas is exactly what fair housing law exists to prevent, and an agent who does it casually is not doing you a favour. You set the criteria. Your agent shows you what meets them.
The first conversation, made useful
- How are deposits handled in Idaho — who holds the money, what amount is customary, and at what point does it stop being refundable? Get that answer before you write the cheque rather than after.
- How is a shortfall on the appraisal usually handled in Idaho, and what do buyers here commonly write into the contract to deal with it before it happens?
- What is the local practice on possession — do I get the keys at closing, or do sellers here commonly stay on for a period afterwards, and how is that documented?
- How is your compensation structured, and what is negotiable about it? Broker compensation is not set by law in any state.
Where I stop being a referral and start being your agent
A tenanted Florida property does not empty because you have decided to move. The lease runs with the property, the tenant holds rights until it ends, and both of those facts sit in the middle of your closing date whether or not they are convenient. That is Florida work and it is mine to do, but it wants a start measured in months rather than weeks, so raise it on the first call rather than the fourth.

Questions people actually ask
Do you get paid if I never buy anything?
No. A referral fee only arises if a referred transaction actually closes. If nothing closes, nothing is paid by anyone.
Do you get paid if I use an agent you did not refer me to?
No. A fee arises only where the introduction came through The Keyes Company and a transaction closes with that agent. If you find someone yourself, or use somebody you already know, nothing is payable to anyone — and that is a perfectly good outcome. I would rather you had the right agent than that I had a fee.
How do you choose who to refer me to?
I look for someone whose recent, actual work resembles your transaction — price band, property type, and whether they handle relocations regularly. I speak to them before I pass on your name.
Will my information be sold or shared with a lead network?
No. A referral goes to a named brokerage through The Keyes Company, not into a lead marketplace. This page itself collects nothing — the links go to forms hosted by The Keyes Company, which processes them under its own privacy policy.
I have a relocation package through work. Does that change anything?
It might, so check before I introduce anybody. Some employer programmes and benefit schemes require you to register with them before you speak to an agent, and will not pay the benefit if you have already committed to someone. That order of operations is theirs rather than mine. Read the terms, make that call first, and then come back — the referral will still be here.
Tell me the city and the timeline
There is no form on this page and no follow-up sequence behind it. The links go to The Keyes Company, which handles enquiries under its own privacy policy.

Where the referral goes
I am not going to publish a partner directory I have not earned. What follows is how the decision actually gets made.
The Keyes Company handles the placement. I handle the question of whether the person on the other end is right for you, which means asking them about their last few transactions rather than reading their bio.
Three things stay true whoever it turns out to be:
- They will hold a current licence in the state where your transaction happens, and they will represent you under that state’s law — not under Florida’s, and not under mine.
- Any referral fee is paid brokerage to brokerage, out of the commission on a closed transaction. It costs you nothing and it does not increase what you pay. Under Section 475.42(1)(d), Florida Statutes, any share reaching me comes from my broker and from nowhere else.
- You are under no obligation to use them. Interview them, interview someone else, or decline entirely. If the fit is wrong, tell me and I will go back and look again.
As referral relationships are formalised, the brokerages involved will be named here, together with their licence number and the regulator that issued it, so you can verify them yourself rather than take my word for it.
Referral disclosure
- I am licensed in Florida only. I will not act as your real estate agent in any other state, and nothing on this page is an offer to represent you outside Florida. Your agent in your state will be licensed there and will represent you under that state’s law.
- A referral fee may be paid. If a referred transaction closes, the receiving brokerage may pay a referral fee to The Keyes Company, and The Keyes Company may in turn compensate me. Under Section 475.42(1)(d), Florida Statutes, a sales associate may be paid only by his registered broker, so any payment reaches me that way and no other.
- It costs you nothing. You are not charged for a referral. A referral fee is paid between brokerages out of the commission on the transaction and does not increase what you pay.
- Commissions are negotiable. Broker compensation is not set by law and is negotiable between you and the brokerage that represents you, in every state.
- No guarantee. I can introduce you to a licensed professional and give you my honest read. I cannot promise any outcome, price, timeline, or level of service, and I do not supervise or control the agent or brokerage you choose.
- Real estate brokerage referrals only. This page covers real estate brokerage referrals only. It is not a referral to any lender, title company, insurer, or other settlement service provider.
- Equal Housing Opportunity. Referrals are made without regard to race, color, religion, sex, national origin, familial status, disability, or any other class protected by federal, state, or local fair housing law.
