Buying at a distance is a different job from buying at home, and the licensee who suits it is not necessarily the one with the largest sign presence. Somebody has to walk the property with a phone in their hand, describe what is behind the fence rather than what is in the photographs, and be willing to say the thing that costs them the sale. That is what I am screening for when I make these calls. I cannot do it for you in Ohio, and I would not trust a page that told you otherwise.
The limits, stated outright
I will not tell you what to offer or what to ask in Dayton. Pricing is the advisory half of brokerage, it rests on evidence I have no proper access to, and giving it where I hold no licence would be the precise thing this page says I do not do. When you want that answer, take it from the licensee I introduce you to, in writing, with the comparable properties attached to it.

A fair question, and the answer is on this page. If a referred transaction closes, the receiving brokerage may pay a fee to The Keyes Company, which may in turn compensate me. If nothing closes, nothing is paid. You pay nothing in either case, and there is no invoice at the end of this.
I call, you hear the reasoning
You are told why this person rather than another one: what their recent work looks like, how they answered the questions I put to them, and anything about the conversation that gave me pause. You can weigh that yourself.
Say no at any point
Before the introduction, after it, or three conversations in. There is no agreement between us, nothing to cancel, and no version of this in which declining costs you anything at all.
The mechanics change at the state line
- Real estate licensing is state by state. An agent licensed in Florida cannot represent you in Ohio, and a Ohio licensee cannot represent you in Florida.
- Leaving Florida means picking up a state income tax in Ohio. Model it against the housing number before you settle on a price range, and take the actual arithmetic to a tax adviser rather than to any real estate agent, including me.
- Closings in Ohio are generally handled through a title or escrow company rather than by an attorney as a matter of course, which is closer to the Florida pattern than not.
- Neither the homestead exemption nor the Save Our Homes cap travels with you out of Florida. Ohio sets its own assessment rules, its own exemptions and its own limit on how fast a bill can rise — confirm the specifics with the local taxing authority rather than assuming a Florida analogue exists.
What to ask before you sign anything
- How many transactions have you closed in Dayton in the last twelve months, and how many were on the side of the table I am on?
- What goes into an offer here besides the price, and what do sellers in Ohio expect to see attached to it? Local custom on this varies more than people moving between states tend to assume.
- Who handles the closing here — an attorney, a title company, an escrow agent — and when do they get involved?
- How do closing costs divide by local custom, which of those items are genuinely negotiable, and which are simply the way it is done here?

What is a referral agreement?
A document between two brokerages, signed before you are introduced. It records that the introduction came through The Keyes Company and what fee becomes payable if a transaction closes. You are not a party to it, you do not sign it, and it imposes no obligation on you whatsoever. Ask to be told its terms if you want them — there is nothing in it that needs keeping from you.
Do you get paid if I never buy anything?
No. A referral fee only arises if a referred transaction actually closes. If nothing closes, nothing is paid by anyone.
Can you help me sell my Florida home at the same time?
Yes, and that is the part where I am your agent rather than an introduction. Florida listings are squarely within my licence under The Keyes Company. If your move has a Florida sale attached, say so early so the two timelines can be planned together.
Who actually pays you?
Only my broker can. Under Section 475.42(1)(d), Florida Statutes, a sales associate may be compensated only by the registered broker. Any referral fee is paid to The Keyes Company, and The Keyes Company may in turn compensate me. There is no direct payment from you or from the Ohio agent to me.
Does a VA loan change how the referral works?
Not on my side of it. Loan eligibility is a matter between you and a lender, not something an agent controls, and nothing on this page is a referral to any lender. What it may change is who you want at the other end: ask the licensee I introduce you to how often they work with buyers using that financing and what local practice is on the paperwork. It is a fair question and the answer is usually revealing.

Where the referral goes
You will notice nobody is named below. That is deliberate and it is temporary: I would rather show you an empty list than a borrowed one.
The path is The Keyes Company to a licensed brokerage in your state. What I add is the filter in between — and a phone number you can still call if the introduction turns out to have been a bad read.
Three things stay true whoever it turns out to be:
- They will hold a current licence in the state where your transaction happens, and they will represent you under that state’s law — not under Florida’s, and not under mine.
- Any referral fee is paid brokerage to brokerage, out of the commission on a closed transaction. It costs you nothing and it does not increase what you pay. Under Section 475.42(1)(d), Florida Statutes, any share reaching me comes from my broker and from nowhere else.
- You are under no obligation to use them. Interview them, interview someone else, or decline entirely. If the fit is wrong, tell me and I will go back and look again.
As referral relationships are formalised, the brokerages involved will be named here, together with their licence number and the regulator that issued it, so you can verify them yourself rather than take my word for it.
