Why this page exists

Finding a reliable trade in South Florida is genuinely hard, and it is one of the harder parts of moving here if you do not already know anybody. Over the years I have built up a short list of people I have seen do the work properly, and I would rather hand you two or three names than leave you searching reviews at midnight.

This is a working relationship, not a directory. I send them clients; they send clients to me. Nobody pays anybody for the introduction, and you hire them directly — the full terms are set out at the bottom of this page.

These companies are connected by ownership to the brokerage I work for, and they are listed here, separately from the independent trades in the “Trusted Local Pros” list further down this page, so that distinction is impossible to miss.

Read the terms below before you call. They are not the same as the terms for the independent trades: one of these is a mortgage lender, and the written Affiliated Business Arrangement Disclosure states that a referral to it may provide the brokerage and its owner a financial benefit. You are never required to use any of them.

How these affiliated relationships work

These ARE affiliated with my brokerage. Each company in this section is connected by ownership to The Keyes Company, the brokerage I am licensed with — that is what makes them different from the independent trades in the “Trusted Local Pros” list on this page, and you should know it before you call. The specific connection is stated on each company’s card, and the full written disclosure is the Affiliated Business Arrangement Disclosure.
A mortgage lender is different, and the law treats it differently. Capital Partners Mortgage Services, LLC, HomePartners Title Services, LLC and Gallagher Property and Casualty, LLC d/b/a Keyes Insurance are settlement service providers. Referring you to them from a brokerage that shares an owner is an “affiliated business arrangement” under the federal Real Estate Settlement Procedures Act, and it has to be disclosed to you in writing before the referral. That written disclosure is the Affiliated Business Arrangement Disclosure, and it lists the estimated charges as well as the ownership. Please read it.
There is a financial interest here, and I am telling you so. The disclosure states: “Because of these relationships, this referral may provide Keyes Company and its owner a financial or other benefit.” The ownership behind that is set out in the same document:

What the law permits an affiliated arrangement to pass back is a return on that ownership interest and nothing else — no fee for sending you, and no kickback. I am not telling you no money exists in this arrangement, because it does; I am telling you exactly where it sits so you can weigh the recommendation accordingly.
No money moves in either direction with Keyes Property Management. No fee, commission, discount, or anything else of value is paid or received for a referral to that company. If someone I refer later buys or sells a home with me, I am paid the ordinary commission on that transaction and nothing extra for having referred them.
With Keyes Property Management it is a two-way referral relationship. I refer owners and tenants to them, and they refer clients back to me — often much later, because a tenant this year can be a buyer in a year or two. You should know that before you decide how much weight to give the recommendation.
You are never required to use any of them. Nothing about working with me obliges you to use an affiliated company, and for the settlement services above that is not merely my policy but a condition the arrangement depends on. The disclosure puts it this way: “You are NOT required to use the listed provider as a condition for settlement of your loan or the purchase, sale, or refinance of the subject property. THERE ARE FREQUENTLY OTHER SETTLEMENT SERVICE PROVIDERS AVAILABLE WITH SIMILAR SERVICES. YOU ARE FREE TO SHOP AROUND TO DETERMINE THAT YOU ARE RECEIVING THE BEST SERVICES AND THE BEST RATE FOR THESE SERVICES.” Compare more than one lender. It is your loan.
You hire them directly. You contract with the company, pay the company, and any dispute is between you and them. I do not supervise their work and cannot guarantee any outcome, price, or standard of service.
