These Terms of Service ("Terms") are a binding legal agreement between you ("you" or "user") and Jacob Campbell, an individual licensed as a Florida real estate sales associate (license 3623732) of The Keyes Company, a licensed Florida real estate brokerage located in Boynton Beach, Florida, United States ("I," "me," or "my"). They govern your access to and use of the website https://jacobcampbellrealtor.com and any subdomains (the "Site").

"Jacob Campbell Realtor" is the name of this website only. It is not a brokerage, corporation, partnership, team, or separate legal entity, and it does not hold a real estate license. All real estate brokerage services described on this Site are offered solely through The Keyes Company, and all real estate activity is conducted under the supervision of its broker.

1. Use of This Site

This site is designed to provide information about Jacob Campbell's real estate services and to connect you with The Keyes Company. You may browse the site, read the content, and click through to contact pages.

This Site has no account registration and no contact form. To reach me you are sent to the official Keyes Company contact page, where your information is collected and processed by The Keyes Company in accordance with their privacy policy and terms.

The Site does, however, process limited technical data in order to run and defend itself — server logs, IP-based rate limiting, automated-traffic filtering, and privacy-preserving analytics — and it exposes a public natural-language query endpoint for AI agents. The Privacy Policy describes all of this in detail. Please read it; it forms part of these Terms.

2. No Brokerage Relationship Is Created by This Site

Browsing this Site, reading its content, or sending me a message does not create a brokerage relationship between us. Under Section 475.278, Florida Statutes, brokerage relationships in Florida are established in writing, and the required brokerage relationship disclosure is given to you at or before the time a licensee enters into a listing agreement or shows property to a prospective buyer — not through a website.

Until we have signed a written agreement, I owe you the duties of a licensee dealing honestly and fairly, and nothing more. Anything you send me through this Site should be treated as non-confidential for that reason. Do not send confidential financial details, negotiating positions, or anything you would not want disclosed until a written brokerage relationship is in place.

Nothing on this Site is an offer to represent you, a solicitation of business in a state where I am not licensed, or an offer or solicitation to buy or sell property in any jurisdiction where such an offer would be unlawful. I am licensed in Florida only.

REALTOR®, REALTORS® and the REALTOR® block-R logo are registered collective membership marks of the National Association of REALTORS®. They may be used only by real estate professionals who are members of the NATIONAL ASSOCIATION OF REALTORS® and who subscribe to its Code of Ethics. MLS® and the associated marks are owned by their respective multiple listing services and associations. Nothing on this Site grants any license to use these marks.

Keyes® and You're Home Here™ — along with all related names, logos, product and service names, designs, and slogans — are trademarks of The Keyes Company and may not be used without prior express written permission.

For your convenience, this site may provide links to various other web sites that may be of interest to you, including the official Keyes Company site and contact page. However, we do not control such web sites and are not responsible for their content nor is it responsible for the accuracy or reliability of any information, data, opinions, advice, or statements contained within such web sites. If you decide to access any of the third-party sites linked to this web site, you do so at your own risk.

7. Analytics

This site uses Cloudflare Analytics to understand how visitors interact with the site. Cloudflare Analytics is privacy-first and does not use cookies or collect personal identifiers. It collects anonymized data such as pages visited, time spent, and general geographic location. This data is used solely to improve the site experience.

10. Market Data and Housing Statistics

This Site publishes county-level housing and insurance figures in the market data section, and shorter extracts of the same figures on other pages. Five things about that data matter before you rely on any of it.

It is other people’s data, compiled and attributed. Every figure names the report it came from and the period it describes, and every page carries its own works-cited list built from the sources that page actually used. The underlying statistics are produced by Florida Realtors, county and regional REALTOR associations, the Florida Office of Insurance Regulation and other publishers named on each page. I compile and cite them. I did not produce them, I do not control them, and I do not warrant their accuracy or completeness.

It is historical reporting, not a forecast. Market data describes what has already happened. Nothing in that section predicts what any particular property will sell for, or what any particular policy will cost, and nothing there is a recommendation to buy, sell, hold or insure. Where an analyst is quoted, the forecast is theirs and is attributed to them by name.

Publishers revise their figures, sometimes materially. Associations and agencies restate data after first release. A figure that was correct on the day it was published here may not match the same publisher’s later revision. The reporting period shown with each figure is the period that figure describes, not the date you happen to be reading it.

Where sources disagree, the page publishes the disagreement instead of a number. That is deliberate. A figure withheld on those grounds is withheld on purpose, and it should not be replaced from another source and attributed to this Site.

A county figure is not an appraisal or a valuation. A median describes a county, not your property. I am a licensed Florida real estate sales associate; I am not a licensed appraiser, and nothing in that section is an appraisal, a broker price opinion, or investment, tax or insurance advice.

11. Companies Named on This Site

This Site names other companies I can introduce clients to, on the Trusted Local Pros page and on pages addressed as /{company}/{county}/. Two disclosures apply, they are opposites, and which one applies depends on the company.

• Independent companies. Independently owned and operated, not affiliated with or controlled by me or The Keyes Company, and no fee, commission or anything else of value is paid or received in either direction for the introduction.
• Affiliated companies. Connected to The Keyes Company by ownership. Where such a company provides a settlement service, referring you to it is an affiliated business arrangement under the federal Real Estate Settlement Procedures Act, disclosed to you in writing before the referral in the Affiliated Business Arrangement Disclosure, which states the ownership and the estimated charges. You are never required to use an affiliated company, and other providers of similar services are available.

Each company’s page states which of the two it is. Putting a company in the other category states something false about a real, licensed business, so please read the disclosure on the page rather than assuming from the surrounding company.

A county page is licence reach, not a location. Pages addressed /{company}/{county}/ are my pages about those companies. They are not published by those companies, are not advertisements placed by them, and do not represent that any company maintains an office, branch or staff in the county named in the URL. Each page states where that company is actually based. A county appears because the company holds a statewide Florida licence that reaches a property there.

Naming a company is not a warranty of its work. I do not supervise, employ or control any of them. You contract with them directly, on whatever terms you agree with them, and any dispute is between you and them. Verify any licence with the Florida agency that issues it before you commit — each page names the right regulator and links to its public register.

I hold no insurance licence. I am not an insurance agent and I do not advise on coverage, eligibility, exclusions or price. No premium figure on this Site is a quote; those are published county averages. Insurance questions go to a licensed agency, not to me.

12. Client Reviews

Where this Site displays client reviews, they are governed by the Federal Trade Commission’s Rule on the Use of Consumer Reviews and Testimonials, 16 CFR Part 465, and by the following practice:

• Every review shown is real, written by an actual client, and reproduced as written.
• Reviews are published from the named third-party platform they were left on, and that platform is identified so you can read them at the source.
• Nothing is withheld. Negative or unfavourable reviews are not filtered, delayed or suppressed. Where a rating average is shown, the Site also shows how many reviews that average is drawn from and how many exist in total, so a selective sample is visible as one.
• No payment, discount, gift or other incentive is given in exchange for a review, and no review is conditioned on what it says.
• No review is written, edited, commissioned or generated by me, by anyone acting for me, or by any automated system.

If you believe a review shown here is inaccurate or misattributed, contact me and I will investigate it and remove it if it cannot be substantiated.

13. Automated Access, AI Agents and Licensing

This Site is deliberately readable by software as well as by people. It publishes a natural-language query endpoint (/ask.php), a Model Context Protocol server (/mcp-server.php), and machine-readable description files including /llms.txt, /agents.txt, /openapi.json, /sitemap.md and the documents under /.well-known/. These exist so an assistant can answer a question about my practice accurately instead of guessing from a page it half-read.

Terms for automated use. You may read, query and quote this Site’s published content through those endpoints, including to answer a user’s question, provided that you:

• carry the reporting period and the named source with any figure you quote from the market data, and do not restate a year-over-year change as a month-over-month one or the reverse;
• do not represent any company named on this Site as having an office or presence it does not have, and do not state or imply that an independent company is affiliated with The Keyes Company or that an affiliated one is independent;
• do not present this Site’s content as your own, as another party’s, or as originating from the companies it describes;
• do not use it to train a model on, or to build a competing derivative dataset from, the compiled market register, which is the part of this Site that took original work to assemble; and
• respect the rate limits and the machine-readable licence terms published at /license.xml, which govern where these Terms and that file overlap.

No warranty on machine-generated answers. An answer produced by an AI assistant from this Site is that assistant’s output, not mine. I do not control how a third-party model summarises, abbreviates or recombines what it reads here, and a summary that drops a disclosure, a reporting period or a licence limitation is not a statement by me. Where an answer matters, read the page it came from or contact me directly.

Do not send confidential information to the public endpoints. /ask.php and /mcp-server.php are public, read-only interfaces. They are not a way to reach me, not a secure channel, and not a place for personal, financial or transaction information. Use the contact details in Section 25.

Excessive automated traffic is rate limited at the server, and access that degrades the Site for other visitors may be blocked. That is an availability measure, not a judgement about your purpose.

14. Limitation of Liability

TO THE FULLEST EXTENT PERMITTED BY FLORIDA LAW, AND SUBJECT TO THE EXCEPTIONS BELOW, IN NO EVENT SHALL JACOB CAMPBELL BE LIABLE FOR ANY DAMAGES ARISING OUT OF THE USE OF, OR INABILITY TO USE, THIS WEB SITE, INCLUDING BUT NOT LIMITED TO INDIRECT, INCIDENTAL, SPECIAL OR CONSEQUENTIAL DAMAGES, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

Exceptions. Nothing in these Terms limits or excludes liability for fraud, fraudulent misrepresentation, gross negligence, willful misconduct, personal injury or death, violation of fair housing law, or any other liability that cannot lawfully be limited or excluded under Florida law. Nothing in these Terms limits any right or remedy you may have under Chapter 475, Florida Statutes, or the rules of the Florida Real Estate Commission, or affects the jurisdiction of the Florida Department of Business and Professional Regulation.

The Keyes Company. These Terms are entered into by Jacob Campbell individually. They do not bind The Keyes Company, do not create any obligation on its part, and do not limit any right you may have against it. The Keyes Company's own terms and privacy policy govern your use of its websites and its handling of any information you submit to it.

16. Accessibility

I am working toward conformance with the Web Content Accessibility Guidelines (WCAG) 2.1 Level AA, and I treat accessibility as an ongoing obligation rather than a one-time project.

17. California Privacy Rights (CCPA / CPRA)

• Right to know — You may request disclosure of what personal information we have collected about you and how it is used.
• Right to delete — You may request deletion of your personal information, subject to certain exceptions.
• Right to correct — You may request that inaccurate personal information about you be corrected.
• Right to limit use of sensitive personal information — I do not collect or use sensitive personal information as the CPRA defines it, so there is nothing to limit.
• Right to opt out of sale or sharing — I do not sell your personal information and do not share it for cross-context behavioural advertising, so no "Do Not Sell or Share My Personal Information" link is required.
• Right to non-discrimination — We will not discriminate against you for exercising your privacy rights.

18. Children's Privacy (COPPA)

Our services are not directed to children under 13. We do not knowingly collect personal information from children under 13. If you are a parent or guardian and believe your child has provided us with personal data, please contact us, and we will delete it.

19. TCPA — Calls & Text Messages

There is no account registration or lead form on this Site, and this Site does not itself collect your telephone number. Using or reading this Site does not sign you up for calls or text messages and is not consent to receive them.

If you choose to submit your telephone number through The Keyes Company contact form, any consent to receive autodialed or pre-recorded telemarketing calls or text messages is given on that form, in the separate, clearly marked disclosure presented there, and is governed by The Keyes Company's terms. Consent of that kind is never a condition of purchasing any property or service.

Where you have given such consent, calls and texts may come from 561-220-8583 or other numbers used by The Keyes Company or its participating lenders or affiliates, and may use an automatic telephone dialing system or an artificial or pre-recorded voice. Standard message and data rates may apply. Message frequency varies.

How to stop. Reply STOP to any text message, reply HELP for help, use the unsubscribe link at the foot of any email, or email [email protected] to be removed from calls. These rights exist under the federal Telephone Consumer Protection Act and the Florida Telephone Solicitation Act, Section 501.059, Florida Statutes.

20. CASL Compliance (Canada)

This Site does not collect contact information from Canadian or any other visitors. If you contact me through The Keyes Company contact form or reach out directly, I will treat that as your express request to be contacted about the matter you raised, and I will stop on request. Every commercial message I send identifies me, gives a working postal address and email address, and carries an unsubscribe mechanism, as Canada's Anti-Spam Legislation requires.

21. International Visitors (GDPR / UK)

This Site serves a Florida real estate practice. It is aimed at people buying, selling, and investing in Florida property, it is offered only in English, it prices nothing in euros, and it is not directed at or marketed to individuals in the European Union or the United Kingdom.

I do not knowingly offer goods or services to, or monitor the behaviour of, individuals located in the EU or UK, and I do not run advertising or profiling technology on this Site. If you are in the EU or UK and believe I hold personal data about you, email [email protected] and I will tell you what I hold and delete it on request. I will not rely on a self-declaration of your residency as a substitute for that.

22. Governing Law, Venue & Dispute Resolution

These Terms and any dispute arising out of them or out of your use of this Site are governed by the laws of the State of Florida, without regard to its conflict-of-laws rules. The exclusive venue for any action is the state or federal courts located in Palm Beach County, Florida, and you and I each consent to personal jurisdiction there.

Before filing anything, please contact me directly at [email protected]. Most problems are faster to solve that way, and I would rather hear about it.

This section governs disputes about this website. A dispute arising out of a real estate transaction is governed instead by the dispute-resolution terms of the listing agreement, buyer representation agreement, or purchase contract that applies to it, and by the rules of The Keyes Company. Complaints about the conduct of a Florida real estate licensee may also be filed with the Florida Department of Business and Professional Regulation at myfloridalicense.com. Nothing in these Terms waives that right.

23. Severability, Entire Agreement & Assignment

Severability. If any provision of these Terms is held unenforceable, that provision will be limited or severed to the minimum extent necessary, and the rest of these Terms will remain in full force.

Entire agreement. These Terms and the Privacy Policy are the entire agreement between you and me regarding this Site, and they supersede any prior understanding about it. They do not supersede, amend, or limit any signed listing agreement, buyer representation agreement, purchase contract, or other real estate document, each of which controls on its own terms.

No waiver. If I do not enforce a provision of these Terms, that is not a waiver of it.

Assignment. You may not assign or transfer these Terms. I may assign them in connection with a change in the operation of this Site, on notice posted here.

24. Updates to These Terms

We reserve the right to make changes to this web site and these Terms of Use at any time. You should visit this page from time to time to review the then-current Terms of Use because they are binding on you. If any change is unacceptable to you, your only recourse is to terminate your use of the site.
