These Terms of Service ("Terms") are a binding legal agreement between you ("you" or "user") and Jacob Campbell, an individual licensed as a Florida real estate sales associate (license 3623732) of The Keyes Company, a licensed Florida real estate brokerage located in Boynton Beach, Florida, United States ("I," "me," or "my"). They govern your access to and use of the website https://jacobcampbellrealtor.com and any subdomains (the "Site").

"Jacob Campbell Realtor" is the name of this website only. It is not a brokerage, corporation, partnership, team, or separate legal entity, and it does not hold a real estate license. All real estate brokerage services described on this Site are offered solely through The Keyes Company, and all real estate activity is conducted under the supervision of its broker.

1. Use of This Site

This site is designed to provide information about Jacob Campbell's real estate services and to connect you with The Keyes Company. You may browse the site, read the content, and click through to contact pages.

This Site has no account registration and no contact form. To reach me you are sent to the official Keyes Company contact page, where your information is collected and processed by The Keyes Company in accordance with their privacy policy and terms.

The Site does, however, process limited technical data in order to run and defend itself — server logs, IP-based rate limiting, automated-traffic filtering, and privacy-preserving analytics — and it exposes a public natural-language query endpoint for AI agents. The Privacy Policy describes all of this in detail. Please read it; it forms part of these Terms.

2. No Brokerage Relationship Is Created by This Site

Browsing this Site, reading its content, or sending me a message does not create a brokerage relationship between us. Under Section 475.278, Florida Statutes, brokerage relationships in Florida are established in writing, and the required brokerage relationship disclosure is given to you at or before the time a licensee enters into a listing agreement or shows property to a prospective buyer — not through a website.

Until we have signed a written agreement, I owe you the duties of a licensee dealing honestly and fairly, and nothing more. Anything you send me through this Site should be treated as non-confidential for that reason. Do not send confidential financial details, negotiating positions, or anything you would not want disclosed until a written brokerage relationship is in place.

Nothing on this Site is an offer to represent you, a solicitation of business in a state where I am not licensed, or an offer or solicitation to buy or sell property in any jurisdiction where such an offer would be unlawful. I am licensed in Florida only.

The materials at this web site, as well as the organization and layout of this site, are © Jacob Campbell and are protected by United States and international copyright laws and treaty provisions. Website design and development by Built2WinWeb.com. Property listing data, photography, and brokerage marks remain the property of their respective owners. You may access, download and print materials on this web site solely for your personal and non-commercial use. MLS® and the associated marks are owned by their respective multiple listing services and associations. Nothing on this Site grants any license to use these marks.

Keyes® and You're Home Here™ — along with all related names, logos, product and service names, designs, and slogans — are trademarks of The Keyes Company and may not be used without prior express written permission.

For your convenience, this site may provide links to various other web sites that may be of interest to you, including the official Keyes Company site and contact page. However, we do not control such web sites and are not responsible for their content nor is it responsible for the accuracy or reliability of any information, data, opinions, advice, or statements contained within such web sites. This site uses Cloudflare Analytics to understand how visitors interact with the site. Cloudflare Analytics is privacy-first and does not use cookies or collect personal identifiers. The Keyes Company. These Terms are entered into by Jacob Campbell individually. They do not bind The Keyes Company, do not create any obligation on its part, and do not limit any right you may have against it. The Keyes Company's own terms and privacy policy govern your use of its websites and its handling of any information you submit to it.

14. Children's Privacy (COPPA)

Our services are not directed to children under 13. We do not knowingly collect personal information from children under 13. If you are a parent or guardian and believe your child has provided us with personal data, please contact us, and we will delete it.

15. TCPA — Calls & Text Messages

There is no account registration or lead form on this Site, and this Site does not itself collect your telephone number. Using or reading this Site does not sign you up for calls or text messages and is not consent to receive them.

If you choose to submit your telephone number through The Keyes Company contact form, any consent to receive autodialed or pre-recorded telemarketing calls or text messages is given on that form, in the separate, clearly marked disclosure presented there, and is governed by The Keyes Company's terms. Consent of that kind is never a condition of purchasing any property or service.

Where you have given such consent, calls and texts may come from 561-220-8583 or other numbers used by The Keyes Company or its participating lenders or affiliates, and may use an automatic telephone dialing system or an artificial or pre-recorded voice. Standard message and data rates may apply. Message frequency varies.

How to stop. Reply STOP to any text message, reply HELP for help, use the unsubscribe link at the foot of any email, or email [email protected] to be removed from calls. These rights exist under the federal Telephone Consumer Protection Act and the Florida Telephone Solicitation Act, Section 501.059, Florida Statutes.

16. CASL Compliance (Canada)

This Site does not collect contact information from Canadian or any other visitors. If you contact me through The Keyes Company contact form or reach out directly, I will treat that as your express request to be contacted about the matter you raised, and I will stop on request. Every commercial message I send identifies me, gives a working postal address and email address, and carries an unsubscribe mechanism, as Canada's Anti-Spam Legislation requires.

17. International Visitors (GDPR / UK)

This Site serves a Florida real estate practice. It is aimed at people buying, selling, and investing in Florida property, it is offered only in English, it prices nothing in euros, and it is not directed at or marketed to individuals in the European Union or the United Kingdom.

I do not knowingly offer goods or services to, or monitor the behaviour of, individuals located in the EU or UK, and I do not run advertising or profiling technology on this Site. If you are in the EU or UK and believe I hold personal data about you, email [email protected] and I will tell you what I hold and delete it on request. I will not rely on a self-declaration of your residency as a substitute for that.

18. Governing Law, Venue & Dispute Resolution

These Terms and any dispute arising out of them or out of your use of this Site are governed by the laws of the State of Florida, without regard to its conflict-of-laws rules. The exclusive venue for any action is the state or federal courts located in Palm Beach County, Florida, and you and I each consent to personal jurisdiction there.

This section governs disputes about this website. A dispute arising out of a real estate transaction is governed instead by the dispute-resolution terms of the listing agreement, buyer representation agreement, or purchase contract that applies to it, and by the rules of The Keyes Company. Complaints about the conduct of a Florida real estate licensee may also be filed with the Florida Department of Business and Professional Regulation at myfloridalicense.com. Nothing in these Terms waives that right.

19. Severability, Entire Agreement & Assignment

Severability. If any provision of these Terms is held unenforceable, that provision will be limited or severed to the minimum extent necessary, and the rest of these Terms will remain in full force.

Entire agreement. These Terms and the Privacy Policy are the entire agreement between you and me regarding this Site, and they supersede any prior understanding about it. They do not supersede, amend, or limit any signed listing agreement, buyer representation agreement, purchase contract, or other real estate document, each of which controls on its own terms.

No waiver. If I do not enforce a provision of these Terms, that is not a waiver of it.

Assignment. You may not assign or transfer these Terms. I may assign them in connection with a change in the operation of this Site, on notice posted here.

20. Updates to These Terms

We reserve the right to make changes to this web site and these Terms of Use at any time. You should visit this page from time to time to review the then-current Terms of Use because they are binding on you. If any change is unacceptable to you, your only recourse is to terminate your use of the site.
