What a Florida licensee can do for a Scottsdale move

First, the limitation

After the introduction I am not in your transaction. I do not supervise the agent, I do not see your contract, and I have no authority to intervene when something goes wrong — that authority belongs to their broker and to the body that licenses agents in Arizona. What I do keep is the telephone. If something reads badly three weeks in, tell me. I would far rather make an awkward call to another brokerage than find out at closing that the introduction was the wrong one.

What works differently in Arizona

  • Real estate licensing is state by state. An agent licensed in Florida cannot represent you in Arizona, and a Arizona licensee cannot represent you in Florida.
  • Leaving Florida means picking up a state income tax in Arizona. Model it against the housing number before you settle on a price range, and take the actual arithmetic to a tax adviser rather than to any real estate agent, including me.
  • Title works differently for married couples in Arizona, which is a community property state. It affects how you may hold the property and what happens to cost basis on a first death. That is a conversation for an attorney in Arizona, and it is better had before closing than after.
  • Closings in Arizona are generally handled through a title or escrow company rather than by an attorney as a matter of course, which is closer to the Florida pattern than not.
  • Neither the homestead exemption nor the Save Our Homes cap travels with you out of Florida. Arizona sets its own assessment rules, its own exemptions and its own limit on how fast a bill can rise — confirm the specifics with the local taxing authority rather than assuming a Florida analogue exists.

I will not send your details to several agents at once to see which one bites. One introduction, to one named brokerage, after a conversation with the person at the other end. If it turns out to be the wrong fit I would rather go back and make a second introduction than have set four strangers racing each other with your telephone number.

The Florida side of a two-state move

A tenanted Florida property does not empty because you have decided to move. The lease runs with the property, the tenant holds rights until it ends, and both of those facts sit in the middle of your closing date whether or not they are convenient. That is Florida work and it is mine to do, but it wants a start measured in months rather than weeks, so raise it on the first call rather than the fourth.

Questions I would put to them myself

  • If I am buying before I have seen the property in person, what will you do on my behalf and what will you refuse to do? A clear answer to the second half of that question is worth more than the first.
  • When an inspection turns something up, what is the local practice — a price reduction, a credit at closing, or the seller arranging the work — and who conducts that negotiation on my behalf?
  • Which documents will you ask me to sign at the very start, what does each one commit me to, and how long does it run? Ask for them by email so you can read them somewhere other than at a kitchen table.
  • How is a shortfall on the appraisal usually handled in Arizona, and what do buyers here commonly write into the contract to deal with it before it happens?

I have a relocation package through work. Does that change anything?

It might, so check before I introduce anybody. Some employer programmes and benefit schemes require you to register with them before you speak to an agent, and will not pay the benefit if you have already committed to someone. That order of operations is theirs rather than mine. Read the terms, make that call first, and then come back — the referral will still be here.

What does a referral cost me?

Nothing. You are not charged for a referral. If a referred transaction closes, a referral fee may be paid between the two brokerages out of the commission on that transaction. It does not increase what you pay.

How long does it take to find someone?

Usually days rather than weeks. It depends on how specific your requirements are and how many licensees in Scottsdale genuinely fit them.

Can you guarantee I will be happy with the agent?

No, and be sceptical of anyone who says otherwise. I can introduce you to a licensed professional and give you my honest read. I do not supervise or control the agent or brokerage you choose, and I cannot promise an outcome, a price, or a timeline.

What if the agent you introduce me to turns out to be no good?

Tell me, and tell me early. I will go back and look again, and I will say so to the brokerage that put them forward. What I cannot do is repair the transaction from Florida: I do not supervise them and I am not a party to your agreement with them. Your remedies are the ones written into that agreement, their own broker, and the body that licenses agents in Arizona.

Who I refer to

There is no panel of partner brokerages on this page because there is not yet a panel of partner brokerages. When there is, they will be named here with their licence numbers, and not before.

The referral is submitted through The Keyes Company, and a receiving brokerage licensed in your state is identified for your specific transaction. I look at what that brokerage and that agent actually work on — price band, property type, whether relocations are routine for them — and I speak to them before your name is passed along.

Three things stay true whoever it turns out to be:

  • They will hold a current licence in the state where your transaction happens, and they will represent you under that state’s law — not under Florida’s, and not under mine.
  • Any referral fee is paid brokerage to brokerage, out of the commission on a closed transaction. It costs you nothing and it does not increase what you pay. Under Section 475.42(1)(d), Florida Statutes, any share reaching me comes from my broker and from nowhere else.
  • You are under no obligation to use them. Interview them, interview someone else, or decline entirely. If the fit is wrong, tell me and I will go back and look again.

As referral relationships are formalised, the brokerages involved will be named here, together with their licence number and the regulator that issued it, so you can verify them yourself rather than take my word for it.

Referral disclosure

  • I am licensed in Florida only. I will not act as your real estate agent in any other state, and nothing on this page is an offer to represent you outside Florida. Your agent in your state will be licensed there and will represent you under that state’s law.
  • A referral fee may be paid. If a referred transaction closes, the receiving brokerage may pay a referral fee to The Keyes Company, and The Keyes Company may in turn compensate me. Under Section 475.42(1)(d), Florida Statutes, a sales associate may be paid only by his registered broker, so any payment reaches me that way and no other.
