A Florida licence does not reach Red Hook. Here is what does.

Referral onlyOne licence, one state
A referral fee is not a finder’s fee and it is not something you pay. It is a share of the commission the New York brokerage earns on a transaction it closes, paid across to The Keyes Company under an agreement signed between the two firms before you are ever introduced. Nothing is added to your closing statement, and nothing arises at all unless a transaction completes. I set this out early because the word “referral” has been used to describe several quite different arrangements, and you are entitled to know which one you are being offered.
What changes when you leave Florida
- Licensing in this industry is granted state by state, not federally. A Florida licence carries no authority in New York, and a New York licence carries none in Florida — which is why an introduction, rather than representation, is the only honest offer on this page.
- Leaving Florida means picking up a state income tax in New York. Model it against the housing number before you settle on a price range, and take the actual arithmetic to a tax adviser rather than to any real estate agent, including me.
- Residential closings in New York customarily involve an attorney, rather than being handled by a title company as they typically are in Florida. Budget for it and expect the timeline to be structured differently.
- New York shares Florida's coastal exposure and, with it, a named-storm deductible regime in its property insurance market. The mechanism will be familiar. Do not assume the premium will be.
- Neither the homestead exemption nor the Save Our Homes cap travels with you out of Florida. New York sets its own assessment rules, its own exemptions and its own limit on how fast a bill can rise — confirm the specifics with the local taxing authority rather than assuming a Florida analogue exists.

Ask me what I get out of it
A fair question, and the answer is on this page. If a referred transaction closes, the receiving brokerage may pay a fee to The Keyes Company, which may in turn compensate me. If nothing closes, nothing is paid. You pay nothing in either case, and there is no invoice at the end of this.
I call, you hear the reasoning
You are told why this person rather than another one: what their recent work looks like, how they answered the questions I put to them, and anything about the conversation that gave me pause. You can weigh that yourself.
Say no at any point
Before the introduction, after it, or three conversations in. There is no agreement between us, nothing to cancel, and no version of this in which declining costs you anything at all.
What this page is not offering
I will not read your New York contract and tell you it looks fine. I do not know that state’s standard form, its local addenda, or what its courts have made of the wording, and a Florida licensee’s reassurance about a contract in another state is worth precisely nothing. Put it to the agent, and where the sums are significant, put it to an attorney licensed where the property is.
What I can do directly, without an introduction
Not everyone sells. If you are keeping the Florida property and letting it out, that is a different conversation with different consequences: the homestead position changes once it stops being your primary residence, and the insurance and association questions change alongside it. I am not your tax adviser and the county property appraiser is the authority on the exemption itself, but I can tell you what the Florida side of that decision looks like in practice before you commit to it.

- If I need to back out, what actually happens to my deposit under a standard New York contract?
- If I am buying before I have seen the property in person, what will you do on my behalf and what will you refuse to do? A clear answer to the second half of that question is worth more than the first.
- How do closing costs divide by local custom, which of those items are genuinely negotiable, and which are simply the way it is done here?
- How many transactions have you closed in Red Hook in the last twelve months, and how many were on the side of the table I am on?

Where the referral goes
I do not keep a list of preferred companies to hand you, and I would be sceptical of an agent who did. A name that is always the answer is a name that is paying for the position, not one that was chosen for your situation.
In practice: The Keyes Company places the referral, and I go looking for a licensee whose recent work resembles what you are about to do. A first-time purchase, a downsize and an investment buy need genuinely different people, and that difference is invisible from a profile page.
Three things stay true whoever it turns out to be:
- They will hold a current licence in the state where your transaction happens, and they will represent you under that state’s law — not under Florida’s, and not under mine.
- Any referral fee is paid brokerage to brokerage, out of the commission on a closed transaction. It costs you nothing and it does not increase what you pay. Under Section 475.42(1)(d), Florida Statutes, any share reaching me comes from my broker and from nowhere else.
- You are under no obligation to use them. Interview them, interview someone else, or decline entirely. If the fit is wrong, tell me and I will go back and look again.
As referral relationships are formalised, the brokerages involved will be named here, together with their licence number and the regulator that issued it, so you can verify them yourself rather than take my word for it.
