There are things I will not do here either. I will not tell you a property is worth more than the evidence supports in order to win a listing, I will not agree a closing date the paperwork cannot support, and I will not answer a legal, tax or insurance question that belongs to somebody qualified to answer it. The Florida-specific list
- Windstorm and flood are underwritten separately from the main policy across much of Florida. Price them on the specific address before you are under contract, not after.
- For condominium buildings of three storeys or more at the relevant age, Florida requires milestone structural inspections and a structural integrity reserve study. Both change assessments and financeability. Read them before waiving anything.
- The homestead exemption reduces taxable value on a Florida primary residence, and the Save Our Homes cap limits how fast the assessed value rises afterwards. Portability may carry a benefit from a prior Florida homestead. Your county property appraiser is the authority, not your agent.
- Title in Florida is customarily handled through a title company rather than an attorney as a matter of course, which changes who you call when a question arises mid-contract.
What I watch for on a Florida contract
In the end the calendar decides. A Florida contract runs on dates — inspection, financing, association approval, closing — and each of them has a consequence attached to it that most people only read about afterwards. My job on that is unglamorous: know which date is next, know who has to act, and tell you a week early rather than a day late.

Do I need to worry about the flood zone and elevation?
Look both up before you are under contract rather than after. The flood zone determines whether cover is required by a lender, and on an older property an elevation certificate can move the premium substantially. That certificate is a surveyor’s document rather than an agent’s opinion, and the seller may already hold one. Ask for it early — it is one of the few pieces of paper that can change the arithmetic of a purchase by a large amount.
How long does a Florida closing usually take?
It depends on the financing far more than on the property. A cash purchase can run in weeks; a financed one is governed by the lender’s conditions and the appraisal. Where an association is involved, add time for approval and for the estoppel. I will give you a working calendar early and tell you which dates are firm and which are hopeful, because the gap between those two is where people get hurt.
Can you help if I am buying from out of state?
Yes — that is a common shape here. I represent you on the Florida side. If you also have a property to sell where you live now, I can refer you to a licensee there through The Keyes Company.
What is an estoppel letter and why does it hold things up?
It is the association’s written statement of what is owed on a unit — dues, assessments, transfer fees — and a Florida closing involving an association generally waits for it. The association has a statutory period in which to produce it and charges a fee for doing so. It is ordinary and entirely predictable, and it delays closings only when nobody ordered it early. Ask for the association’s governing documents in the same breath.
Can I speak to other agents as well?
Of course, and you should. Nothing about a first conversation requires exclusivity, and no brokerage relationship exists until something is agreed in writing. If you interview three people and pick one of the others, that is a good process working properly. I would rather lose the work than have you commit to somebody because it felt awkward not to.
