Solve, Don’t Sell: How I Approach Real Estate

When I started as a sales associate at The Keyes Company, I thought the job was picking a strategy to get houses sold. Two weeks in, I had a different question: what if I stopped trying to sell and started trying to solve? This is how that question shapes the way I work.

When I first started working as a real estate agent, I wondered what strategy I would use to get houses sold. About two weeks into my time at The Keyes Company’s Boynton Beach office, I realized the job was about more than picking a strategy. What would happen if I stopped trying to sell and started trying to solve?

That question changed how I approach this work. It pointed me toward relationships over transactions, trust over pressure, and the client’s needs ahead of my commission. My office leadership handed me the framework I had been looking for, in a book called Ninja Selling.

Who I am

I am Jacob Campbell, a Florida real estate sales associate with The Keyes Company. I work with buyers, sellers and investors in Florida, and I try to bring a numbers-first approach to every decision. For an investment property that means looking at rent-to-price ratios, cap rates, insurance and carrying costs, so a client can see the actual math rather than a hunch. I do not predict what a property will be worth later; nobody can do that honestly. What I can do is lay out the numbers that exist today and help a client decide what makes sense for them.

When I walk a property with someone, I am thinking about their goals and what the home or investment needs to do for them over time: what works, what does not, and what to check. I also know this is personal, not just financial. Whether someone is buying a first home, selling a place full of memories or building something long term, I take that responsibility seriously.

I am on LinkedIn and on social media regularly, answering questions, sometimes about the market, sometimes about something completely unrelated. I answer anyway. Being helpful is how trust gets built, and trust is what referrals are built on.

Where AI fits

I use AI tools to speed up research, organize information and handle administrative work, so I can spend more of my time talking with people. But AI is a tool, not a strategy, and it does not replace judgment. Anything an AI tool produces gets checked against the actual documents and data before it reaches a client.

Stop selling, start solving

Larry Kendall’s Ninja Selling changed how I think about this profession. It is not a book about pushy tactics. It is about building real connections and being useful. Kendall describes a range of energy from intensely negative to intensely positive, and argues that the quality of your life follows from how much of your time you spend on the positive side, and that you have a choice in the matter (Kendall).

That idea connected with my own past. I had lessons to learn along the way, and some stretches were harder than others, but I have tried to stay on the positive side, and that has brought me to where I am.

What sports taught me

Growing up I played baseball, basketball and football, and every athlete knows the feeling of being in the zone: your mind is clear, you are not thinking about mechanics or the score, you are just playing. That, to me, is the positive end of Kendall’s range. It is not just a sales concept; it is a human one. When my energy is good and my head is clear, I listen better, I communicate better and I solve problems better. I am not forcing anything.

A goal, not a promise

When I started, I set myself an ambitious first-year income goal. I know most new agents earn far less than that while they build a client base, and I share the goal only to be honest about how seriously I take this, not as a prediction. My plan for getting there is simple:

  • Build a referral network of professionals who refer business to each other, in compliance with Florida’s rules on who may be paid for a real estate referral.
  • Use technology to cut administrative time and spend more of it with clients.
  • Publish consistently, on my own site and on LinkedIn, so people can see how I think before they call.
  • Protect my mindset, starting each day with gratitude and reading.

The right fit

I believe that if I am not the right agent for someone, it does not make sense to force it. A transaction should feel like a partnership. When a client and an agent are aligned, communication is clearer and the process is calmer. If I am not the right fit for what someone needs, I will tell them, and I will point them toward someone who is.

For fellow agents

I share this because I believe in transparency about what works and what does not. If you are an agent and want to trade ideas or referrals, reach out. And if you are a buyer or seller looking for someone who will put your needs first and be clear with you from start to finish, I would be glad to talk. My FAQ covers how I work.
