Valencia Isles is one well-known community west of Boynton Beach, but buyers in this area have a much wider range of options: a large golf and country club development, a lake-and-trail subdivision, a gated mix of single-family homes and townhomes, and a gated condominium. This guide covers Aberdeen, Waterchase, The Springs and St. Andrews using published listing, developer and public-record material. Prices are from listings dated as shown; they are not estimates of value, and they change.
Aberdeen Golf and Country Club
Aberdeen is a large gated golf and country club development in ZIP code 33472, reported at roughly 2,900 homes across 25 subdivisions on about 1,700 acres (Momentum Realty). Club facilities are reported to include an 18-hole golf course designed by Jim Fazio, a fitness studio, three pools, card rooms, a pro shop, pickleball and tennis courts and three dining venues (Homes.com). The entrance gate is staffed around the clock, according to a listing (Weichert). A 2026 listing reports that the club approved a $79 million renovation without an assessment to owners (PropertyPanorama); confirm the scope, funding and status directly with the club before relying on it.
Aberdeen as a whole is not age-restricted, but some of its subdivisions are:
- Aberdeen Lakes: described in listings as a 55+ age-restricted gated section of villas, with a community pool and cabana (William Raveis Real Estate).
- Isles of Aberdeen: described as a 55+ age-restricted gated section with optional club membership (Bex Realty).
- Cambridge at Aberdeen: a gated single-family subdivision with its own homeowners association, tennis court and spa (Florida-HOA). Club amenities are available subject to membership.
What to verify: Aberdeen has several layers of associations. Confirm the specific subdivision’s HOA fees, whether club membership is mandatory or optional for that address, any assessments, and, for the 55+ sections, age-restriction status and occupancy rules in the recorded documents.
Waterchase
Waterchase is a single-family neighborhood in ZIP code 33472 with homes typically of two to three bedrooms (Neighborhoods.com). A 2026 listing describes about four miles of walking trails around its lakes and a community pool (Estately), and listing data in August 2026 showed homes listed under $400,000 (PropertyPanorama). It does not have country-club amenities or a staffed gate.
What to verify: the age of the roof and air-conditioning, and, for lakefront lots, the flood zone and what an insurance quote looks like.
The Springs
The Springs is a gated community of 128 single-family homes and 88 townhomes in ZIP code 33463, built between 1995 and 1997, according to the developer’s material (Interdevco). The developer described French country architecture with cement tile roofs, textured stucco and glass block details, and a recreation center with a large pool, a children’s pool, playground, volleyball court and covered pavilions (Interdevco). Single-family plans have three to four bedrooms and townhome plans two to three.
A 2026 listing reported HOA fees of about $181 a month and showed a four-bedroom, two-and-a-half-bath lakefront home at about $590,000, with a 2025 metal roof and 2026 gutters and exterior paint (RE/MAX First Florida). The community is next to West Boynton Park, which the developer described as a 47-acre park with a gymnasium, lighted ball fields, courts, a skate park and a 1.1-mile exercise course; it is a few miles from I-95 and Florida’s Turnpike (Interdevco). Those descriptions date from 1997; check current park facilities with the county.
What to verify: the age of major systems in late-1990s construction, current HOA fees and what they cover.
St. Andrews at Boynton Beach
St. Andrews at Boynton Beach is a gated condominium community in ZIP code 33463 with two- and three-bedroom units, some with lake views from balconies, and many with in-unit washers and dryers (Zillow). Units range from about 652 to 1,126 square feet, with 2026 listings starting around $289,900 (HelloCondo). Listings report monthly fees of about $509 to $542 including cable and water, a fitness center and a pool, and describe the association as permitting rentals (Ultimate Realty Corp; Zillow). The condominium association was incorporated in September 2005 (Florida Department of State).
What to verify: the association’s budget, reserve study, milestone inspection status and recent minutes; leasing rules and parking. The community sits next to a public high school campus, so expect school-hour traffic on adjacent roads.
Comparing them
- Aberdeen: large gated golf and club development; some 55+ sections; several association layers.
- Waterchase: single-family homes, lakes and trails, listed under $400,000 in August 2026 data.
- The Springs: gated single-family and townhomes from the mid-1990s, a recreation center, a modest reported HOA fee.
- St. Andrews: gated condominiums with fees that include cable and water; lowest listed prices of the four.
Before you make an offer
Whatever you are considering, confirm the HOA or condominium dues and what they cover, read the association’s financials, check the flood zone on FEMA’s Flood Map Service Center, and get an insurance quote early. School assignment is set by the School District of Palm Beach County and can change; confirm it for the specific address with the district’s boundary locator rather than relying on a listing.
